Spec developer Aldo Stark bought a Stone Creek Ranch mansion near Delray Beach from the Cafaro family for $26 million, just weeks after selling them a spec estate for $55 million.
Records show Stark’s Stone Creek Ranch Homes LLC bought the house at 9200 Rockybrook Way from WMCF Realty LLC’s 9200 Rockybrook Land Trust, with William A. Cafaro signing for the trust.
Senada Adžem of Douglas Elliman represented both sides of the deal.
William A. Cafaro is a scion of the Cafaro real estate family and a grandson of William M. Cafaro, who is considered a pioneer of the American mall. William A. Cafaro is co-president of the Cafaro Company, the Niles, Ohio-based retail real estate development firm his grandfather founded.
Cafaro’s WMCF Realty LLC bought Casa Maranello, the Ferrari-inspired spec mansion Stark developed at 16171 Quiet Vista Circle in Stone Creek Ranch, for a record $55 million last month. Stone Creek Ranch is a luxury gated community in unincorporated Palm Beach County near Delray Beach, and over the years has drawn buyers like billionaire Mets owner Steven Cohen.
Cafaro bought the Rockybrook Way mansion for $26 million in 2023. Built in 2017 on 2.7 acres, it spans 17,800 square feet, with seven bedrooms, 10 bathrooms, two half-bathrooms, a theater, gym, sauna and guest house, according to records and the listing.
Cafaro listed it for $33 million in August, Zillow shows. Stark plans to renovate and relist the mansion for more than $33 million, Adžem confirmed.
Stark needed a “home base” in the community while completing other spec projects, she said. Records show Stark also owns sites at 16121 Quiet Vista Circle and 16061 Quiet Vista Circle, which he bought for a combined $11.9 million in September.
Stark also sold a James Bond-inspired spec estate in Stone Creek Ranch, dubbed “Villa Spectre,” for $36.8 million in December. Last month, Mike Tyson bought a nearby spec mansion for $13 million.
