A waterfront Bay Point house asking $24 million topped last week’s signed contracts report in Miami-Dade County.
Sixteen contracts were marked in the Multiple Listing Service between Feb. 3 and Feb. 9. The Eklund-Gomes report tracks listings of properties asking $4 million and up countywide.
Fifty-four luxury listings were added to the market, for a total of 1,313 listings.
The asking dollar volume for the seven single-family homes and nine condos totals $111.4 million, according to the report, which is authored by the Douglas Elliman star-studded team led by Fredrik Eklund and John Gomes.
The single-family homes that entered into contract last week had an average asking price of about $8.2 million and spent an average of 87 days on the market. They totaled $57.5 million in asking dollar volume.
The top property, the six-bedroom, seven-and-a-half-bathroom house at 4445 Lake Road in Miami’s Bay Point, is on the market with Luxe Living Realty’s broker and owner, Dora Puig. The single-story, 7,000-square-foot home sits on a half-acre lot with a heated pool, outdoor kitchen and dock, according to the listing. Pardus Two LLC, a company tied to Spanish businessman Gerard Lopez Fojaca, paid $11.9 million for the property in 2022, records show.
The condos that secured buyers last week had an average asking price of $6 million and spent 168 days on the market, on average. They totaled $54 million in asking dollar volume.
The priciest condo to secure a buyer last week was unit 2801 at Muse Residences in Sunny Isles Beach. The six-bedroom, seven-and-a-half-bathroom condo is asking nearly $9 million with Serhant agent Mariana Niro. It spans 5,359 square feet and comes with up to six parking spaces, wine storage and access via two private elevators, according to the listing. A company led by Mauricio Caviglia owns the condo. Caviglia is president and CEO at Brasil Cash, according to his LinkedIn.
The previous week, buyers signed contracts for 14 properties in Miami-Dade, asking a combined $112.2 million.
Last week in New York, buyers signed contracts for 29 homes, according to the latest Olshan report. Their combined asking price was $258.6 million, and the typical home spent 757 days on the market.
