A Hallandale Beach developer is betting on the former Big Easy Casino parking lot, where he plans two residential buildings and retail space designed by SKLARchitecture.
Alejandro Chaberman’s Kadima Developers and Mateo Pugliese-Bassi’s Persea Ventures plan a development called Greenzone, at 501 Northeast 7th Street in Hallandale Beach. The eight-story buildings will have 278 residential units and almost 18,000 square feet of retail, Floridian Development reported.
Billionaire Jeffrey Soffer sold a 12-acre portion of the former Greyhound racing site to Kadima in December for $31.1 million, or $2.4 million per acre. Kadima immediately flipped the 3.1-acre project site for Greenzone to Persea for $12 million, nearly $3.9 million per acre.
Kadima will be the project manager for Greenzone, The Real Deal previously reported.
The residential mix of the project is heavily weighted toward smaller footprints, featuring 54 efficiency units averaging 500 square feet, 168 one-bedroom units at 740 square feet, and 56 two-bedroom layouts at 1,050 square feet.
It will have a rooftop deck atop a 391-space parking structure. Amenities include a pool, spa, clubhouse and two pickleball courts.
Soffer bought the 28-acre former Big Easy Casino, also known as the Mardi Gras Casino and Racetrack, at 831 Federal Highway, for $12.5 million in 2018. The deal was financed with a $19.5 million mortgage from Florida Community Bank.
13th Floor was approved in 2024 for a 398-unit multifamily project called Parks at Hallandale adjacent to the casino, at 106 Pembroke Road.
One of the biggest residential projects in Hallandale Beach in recent years is developer Giuseppe Iadisernia’s Oasis Hallandale, which is part of a 10-acre mixed-use district. The 25-story condo has 250 units at 1000 East Hallandale Beach Boulevard, priced between $750,000 and $5 million when sales launched in 2024.
