Sales launch for Miami Design District condos managed by Fouquet’s

Sales have launched for a planned 143-unit luxury condo project in the Miami Design District, with prices starting at $1.8 million.

A development team –– Miami Design District Associates, led by Craig Robins’ Dacra; Nadim Ashi’s Fort Lauderdale-based Fort Partners; New York-based private equity firm Raycliff Capital, led by Bippy Siegal; and Qatari firm Constellation Hotels Holding –– plan the 25-story condo building at 39 Northeast 39th Street. It’s part of a two-building project that includes an adjacent, connected 12-story hotel with 85 keys and 20 hotel residences.

Corcoran Sunshine Marketing Group is leading sales and marketing, according to a news release.

The project, called Miami Design Residences by Fouquet’s, was designed by Pritzker Prize-winning British architect David Chipperfield and Cube 3, with interiors by French architecture firm RDAI.

Fouquet’s, a brand of over 100-year-old family-owned French entertainment firm Barrière, will manage the condos and be the flag for the hotel. It also will lead the project’s five dining concepts.

Miami Design Residences will offer one-bedroom to four-bedroom condos and more than 40,000 square feet of amenities, including a rooftop pool and golf simulator. Fouquet’s management of the residences will include housekeeping and chauffeur services.

The project marks Fouquet’s first Miami hotel and its second in the U.S., after it opened in New York in 2022. The development is Chipperfield’s only project underway in Florida.

A Miami projects design review board approved Miami Design Residences by Fouquet’s in January, with some board members gushing over its architecture.

The Miami Design District, traditionally a luxury retail district home to high-end brands, is poised to get more residential projects. Miami Design District Associates, which aside from Dacra also includes partners L Catterton Real Estate and Brookfield, developed the Design District.

In another neighborhood project, Miami Design District Associates, in partnership with Hunter Pasteur and The Forbes Company, plans the 20-story, 107-unit Cassi apartment building at  91-93 Northeast 36th Street.
