Palm Beach luxury contracts slow after mid-April frenzy



Palm Beach County’s luxury buyers slowed their roll following a mid-month frenzy of contracts.

Buyers signed 20 contracts between April 20 and April 26 for luxury properties in Palm Beach County, according to a report by Douglas Elliman’s Eklund-Gomes team. That’s down from the 44 contracts buyers signed for $326.8 million the week prior.

The homes that went pending last week total $137.2 million in asking dollar volume and averaged 133 days on the market. 

The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 42 new listings, and 1,235 active listings on the market.

Of the properties that went pending last week, 17 were single-family homes, and three were condos. The average asking price for the condos was $4.3 million, or $1,926 per square foot. They spent an average of 128 days on the market.

The average asking price for the single-family homes was $7.3 million, or $1,499 per square foot, and they spent an average of 139 days on the market.

The most expensive home to find a buyer last week was the 5,000-square-foot home at 232 Seabreeze Avenue in Palm Beach, asking $24.5 million. Records show the seller is Stone Point Capital co-CEO James Carey and his wife, Robin Carey, who bought the 0.3-acre property for $4.2 million in 2017. They built the five-bedroom home in 2020, and it has seven bathrooms, one half-bathroom and a pool, according to property records. 

They listed it for $24.5 million on April 9, Zillow shows. Crista Fanjul Ryan with Tina Fanjul Associates has the listing. 

The next priciest listing to go pending was the 6,200-square-foot oceanfront home at 22 Ocean Drive in Jupiter Inlet Colony, asking $15 million. Records show the sellers are German music producer Dirk Ulrich and his wife, Marina Ulrich, who bought the home for $15 million in 2022. It was built on half an acre in 2011 and includes five bedrooms, five bathrooms, one half-bathroom, a pool and 100 feet of beachfront, records and the listing show. 

The couple have listed the home on-and-off since 2023, asking as much as $19.5 million, Zillow shows. Rob Thomson with Waterfront Properties & Club Communities has the listing.
