Ronto, partners launch Nora House condos in West Palm Beach

Anthony Solomon’s Ronto Group is launching sales for Nora House, a planned condo project in West Palm Beach’s Nora District.

Ronto is partnering with the Nora District’s developers, NDT Development, Place Projects and Wheelock Street Capital, on the planned 11-story, 117-unit complex slated for 1105 North Dixie Highway, according to a news release. The ground floor will also include 18,900 square feet of commercial space, the release shows.

Prices range between $2 million and $6.5 million, Solomon confirmed. Douglas Elliman Development marketing is leading sales.

The developers tapped Swedroe Architects and interiors firm Lillian Wu Studio to design the complex, which is set to start construction next year and finish in 2029. Units at Nora House will range from 1,500 to 2,900 square feet, with between two and four bedrooms.

Amenities in the building will include two pools, spa facilities, a fitness center, a sports and game lounge, a two-lane bowling alley, a golf simulator, two pickleball courts and a hosting room with catering capacity, the release shows. The building will also have six guest suites, the release shows.

Solomon, whose firm is based in Naples, said he anticipates Nora House’s buyers will largely be retired or semi-retired Northeasterners who will live in the building seasonally or full-time.

“We look at West Palm as similar to our Naples buyers,” he said, describing the demographic as family-oriented and active.

Nora House will have smaller units at lower price points than many of the luxury new development buildings in the pipeline on West Palm Beach’s waterfront. Solomon said he is intentionally targeting that less-spendy niche.

The project’s buyer is someone who “doesn’t need 4,500 square feet and doesn’t want to spend $9 million, $10 million, $20 million,” he said.

The Nora District is a 40-acre section of downtown West Palm Beach redeveloped with retail, restaurants and offices. Its first phase opened late last year. Also in the works is an 11-story, 350-unit apartment building between 10th and 11th streets. The 201-key Nora Hotel, developed by the district’s developers in partnership with BD Hotels and Sean MacPherson, is slated to open later this year.

The developers have inked leases in the district with Pastis, Solidcore, Warby Parker, Le Labo, H&H Bagels and Van Leeuwen.
