Cipriani-branded condos in Boca Raton on deck for Key International, Wexford


Key International and Wexford Real Estate Investors are launching Mr. C Residences Boca Raton, the first branded project the city has seen in years. 

The firms are planning the 12-story, 133-unit development for the site at 41 Southeast 4th Street in Boca Raton, according to a news release. It marks the first branded condo project planned in the city in nearly a decade, following the failed Mandarin Oriental development which is incomplete after launching sales in 2016.

Miami-based Key International is led by Inigo and Diego Ardid. Wexford is based in West Palm Beach and led by Joseph Jacobs and Philip Braunstein. 

Their planned Cipriani-branded project will include two- and three-bedroom options with prices starting at $1.7 million. The design team includes Arquitectonica and interiors firm 1508 London, the release shows.

The building’s amenities will include spa facilities with a hammam, infrared sauna, steam room, sound dome, a fitness center, lap pool, hot and cold plunge pools, padel and pickleball courts. The project will also have a rooftop pool, social lounge, playroom and golf simulator. 

Cipriani-branded projects include dining amenities. The Boca Raton condos are slated to include a Bellini Restaurant, a rooftop bar, in-unit dining and event catering. 

The partners tapped Douglas Elliman Development Marketing to lead sales for the project, which will be headquartered in the sales gallery at 36 Southeast 3rd Street.

The developers acquired the site for $15.7 million in a trio of deals in 2023, according to property records. 

Mr. C marks the latest entrant into Boca Raton’s condo pipeline. 

Earlier this month, billionaire Michael Dell’s BDT & MSD Partners proposed a 60-unit condominium at Boca Raton Resort & Club, which it owns. Terra and Palm Beach’s Frisbie Group are partners on the controversial One Boca proposal to redevelop the city’s government campus, which would include 182 condo units if it is approved by voters at a Mar. 10 referendum.
