Violist David Aaron Carpenter and his family of violin dealers and art collectors found a buyer for their waterfront Golden Beach assemblage, asking $60 million.
The pending deal marks the most expensive of 29 contracts signed in Miami-Dade County between Jan. 19 and Jan. 25, according to the latest Eklund-Gomes report. It tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent 89 days on the market, on average.
Forty-two luxury listings were added to the market, for a total of 1,356 listings.
The previous week, buyers signed 14 contracts for properties in Miami-Dade, asking a combined $138 million.
The asking dollar volume for the 11 single-family homes and 12 condos under contract last week totals $301 million, according to the report published by the Douglas Elliman team led by Fredrik Eklund and John Gomes.
The single-family homes that entered into contract last week have an average asking price of $12 million and spent an average of 89 days on the market. They total $253 million in asking dollar volume.
At the top of the report are three waterfront homes at 343, 345 and 349 Center Island Drive in Golden Beach.
The Carpenter family, which includes Sean and Lauren, paid $11.9 million for the properties in three separate deals in 2021 via LLCs, property records show. David Carpenter, who is also the listing agent, told The Real Deal in 2021 that he and his family were attracted to the quality of life in Florida. He planned to convert a room in one of the properties to a music studio. The properties total nearly 0.9 acres of land with more than 400 feet of water frontage.
The condos that secured buyers last week have an average asking price of $6 million and spent 87 days on the market, on average. They total $48.2 million in asking dollar volume, or an average of $2,500 per square foot.
Last week in New York, buyers signed contracts for 23 homes, according to the latest Olshan report. Their combined asking price is $190.4 million, and the typical home spent 507 days on the market.
