South Florida’s top deals: Late real estate exec’s Miami Beach home trades for $26M


🏆 Residential: The priciest home sale recorded in the tri-county region was for a waterfront home at 1818 West 23rd Street in Miami Beach, which sold for $26 million, or more than $4,100 per square foot. The seller of the 6,300-square-foot home was Rosalie Alter, widow of real estate executive Richard Alter. The buyer was a trust tied to Corey Schiller. The residence, built in 2002, has six bedrooms, five full bathrooms, two half baths, a pool, an outdoor shower and bayfront and canal access. Alter, who purchased the property with her husband in 2005 for $750,000, listed it for sale in August for $29.5 million. Jill Hertzberg with Coldwell Banker Realty represented the seller, and Daniel Hertzberg of Coldwell Banker Realty represented the buyer.

🏆 Commercial: Miami Beach had the top commercial deal to hit records in South Florida. Kolter Group dropped $26 million on a condemned waterfront hotel at 6979 Collins Avenue. The seller of the property, the 90-year-old Normandy Plaza Hotel, was Hollywood-based Vilarino Property Group, which acquired the site in 2007 for $6.7 million. The late L. Murray Dixon was the architect behind the three-story hotel, which Kolter plans to redevelop along with an adjacent site into a residential property.

📊 Commercial: In Miami, a trio of commercial properties in Wynwood changed hands for $25 million. GWealth Management, based in Weston, purchased a three-story office and retail building at 2121 Northwest Second Avenue, a one-story retail building at 2085 Northwest Second Avenue and a parking lot at 172 Northwest 21st Street from investor Steve Rhodes. Tony Arellano and Devlin Marinoff with Dwntwn Realty Advisors had the listing, and Jason Abitbol with Apex Capital Realty brought the buyer.

📊 Residential: A trust tied to Google co-founder Larry Page bought another home in Miami’s Coconut Grove, for just under $15 million. Carlos Perdomo-Ferrer and Maria Silva-Coll sold the home at 3320 Devon Road. The 6,400-square-foot property has six bedrooms and previously traded in 2016 for $3.6 million. The sale adds to Page’s assemblage in the neighborhood, after he previously spent $173 million on two properties.

📊 Residential: Brian J. Flynn, via a trust, scooped up a home at 216 Sandpiper Drive in Palm Beach for $11.8 million. The seller was another trust that purchased the property in 2018 for $6.2 million. The four-bedroom house measures about 4,100 square feet, pricing the deal at roughly $2,900 per square foot. It comes with a pool, spa and ocean access. Jeff Cloninger with Sotheby’s International Realty brokered the transaction. The home hit the market in February 2025 with an asking price of just under $14 million.

By the Numbers: Sun Belt cities lead U.S. shift toward buyer’s markets

Despite home sale prices reaching an all-time high last year, many of the nation’s leading markets experienced a shift in dealmaking power, with buyers increasingly taking the upper hand.

The Sun Belt had some of the strongest buyer’s markets among the country’s top 50 metropolitan areas in December, with Austin, Texas, ranking as the top buyer’s market last month, according to research by Redfin.
