Serhant in, Elliman out at Meta’s Coconut Grove condo project



More than a year after launching sales for its boutique Coconut Grove condo project, Meta Development is bringing in Serhant to replace Doublas Elliman as the marketing lead.

The six-story, 14-unit Opus Coconut Grove is slated for the site at 3137 Southwest 27th Avenue. 

Meta, a joint venture between Miami-based Lucid Investment Group and Brazil’s Iron Capital, landed a $28 million construction loan for the project in August. Lucid is led by Andrew Rasken, and Iron is helmed by Bruno Guedes and Bruno Benevides. 

The planned condominium is nearly 60 percent presold, Rasken said. 

“We were looking for someone with a bigger reach into the Northeast,” he said.

Serhant’s Nicolas Group, led by Angel Nicolas, is taking over the sales and marketing effort, according to a news release. Nicolas has previously sold spec homes for Rasken, the developer confirmed. Elliman’s Christopher Wands and Sari Libbin Shapiro launched the sales effort in August of last year. 

Opus will have 12 units and two penthouses, Rasken confirmed. Designed by Kobi Karp and João Armentano, the building’s amenities will include a pool, gym, spa facilities, business lounge and a children’s playroom, according to the project’s website. 

Rasken described the buyer demographic as locals and foreigners, as well as Northeasterners. Prices for remaining units start at $3.1 million, the project’s website shows. 

Opus is part of a slate of very small projects Meta is planning around South Florida, as Rasken and his partners bet that buyers will seek an alternative to the numerous large towers in development with hundreds of units.

“We’re very focused on this as our core product,” he said. “We think the boutique luxury condo product space is here to stay.”

Meta also has a Colette, a five-story, 38-unit luxury condo slated for 1880 Brickell Avenue, in development. Prices start at $2.8 million. Rasken confirmed the partners are looking at another project site in Pompano Beach, a once-overlooked coastal enclave now with hundreds of units in the pipeline.
