Lennar plans 146 townhomes near south Miami-Dade’s Navy Wells Pineland Preserve


Lennar plans a complex with 146 townhomes in south Miami-Dade County. 

The project marks the homebuilding giant’s continuing development in south Miami-Dade, where Lennar already is the top residential builder.

Miami-based Lennar wants to develop the community, called Villas De San Diego, on a 12-acre site on the southeast corner of Southwest 355th Street and Southwest 192nd Avenue in unincorporated Miami-Dade, according to the homebuilder’s filings to the county. The site is an avocado orchard near the Navy Wells Pineland Preserve. 

Lennar most recently submitted a plat subdivision improvements filing to the county. The Miami-based firm first submitted a proposal in 2023 for a project with 137 townhomes, and scored approval last year for 146 homes, Miami-Dade records show. 

Villas De San Diego will consist of two-story townhomes, with asking prices starting in the high $300,000s, according to Lennar’s website. 

New York-based private equity firm TPG Angelo Gordon, through an affiliate, paid $12.3 million for the development site in May, according to records. 

TPG Angelo Gordon has an agreement with Lennar to serve as a land bank, purchasing and holding land until Lennar is ready to start building. The strategy allows Lennar to lock down developable land years in advance and keep it off its financial books until it buys it from TPG Angelo Gordon. 

Lennar is the top residential developer in south Miami-Dade, an area that’s caught developers eyes in recent years due to its healthy land supply. Over the past five years, it completed 8,430 single-family homes and townhomes in the area, representing nearly 70 percent of completed homes during that period, according to Colliers Research. It also is developing 60 percent of the housing under construction in south Miami-Dade. 

The firm was co-founded by the late Leonard Miller in the 1950s. Lennar, now led by co-CEOs Jon Jaffe and Stuart Miller, who is Leonard Miller’s son, is the second biggest homebuilder nationwide. 

Also in south Miami-Dade, Lennar plans the Century Parc Villas North complex with 125 townhomes at 35655 Southwest 192nd Avenue, near the Villas De San Diego site. 

In Redland, Lennar plans 88 homes on a 31-acre site on the northeast corner of Southwest 288th Street and Krome Avenue. The project will include 3D-printed model homes

Near Homestead, Lennar proposes 106 townhomes, including 11 workforce-priced units, on a 10-acre vacant site on the northwest corner of Southwest 338th Street and Southwest 192nd Avenue.
