A Boca Raton spec mansion topped signed luxury contracts in Palm Beach County last week.
Buyers signed 14 contracts between Oct. 20 and Oct. 26 for luxury properties in Palm Beach County, according to a report from Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $85.1 million in asking dollar volume and averaged 76 days on the market.
The previous week, buyers signed 19 contracts totaling $126.4 million in asking dollar volume.
The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 64 new listings, and a total of 1,127 active listings on the market.
Of the properties that went pending last week, 10 were single-family homes and four were condos. For condos, the average asking price was $4.6 million, or $1,827 per square foot. They spent an average of 80 days on the market.
The average asking price for the single-family homes was $6.7 million. They spent an average of 71 days on the market.
The most expensive home to find a buyer last week was the 8,400-square-foot spec mansion at 17113 Northway Circle in Boca Raton, asking $13.2 million. Records show the seller is spec developer David Reich, who bought the 0.3-acre property for $2.6 million in July. The five-bedroom, six-bathroom, two-half bathroom mansion is set to be finished early next year, according to the listing.
It hit the market for $13.2 million on Oct. 29 and went pending one day later, Zillow shows. Mark Nestler and John Poletto with One Sotheby’s International Realty have the listing.
The second-most expensive home to find a buyer last week is the 3,000-square-foot home at 1233 Church Lane in North Palm Beach’s gated Lost Tree Village community, asking $11.5 million. Records show the seller is Pierre Michaud of Montreal, who bought it in 2011 for $1.7 million. The house was built on 0.2 acres in 1970 and has four bedrooms, four bathrooms, one half-bathroom, a pool and a dock, records and the listing show.
It hit the market on Oct. 30, Realtor.com shows. David Reback and John Reback with Reback Realty have the listing.
