Developer Alejandro Chaberman advanced plans to build Blue Park, an eight-story condominium with 173 units in Hallandale Beach, one of several projects he has launched in the city.
The Hallandale Beach City Commission voted unanimously Tuesday to approve a site plan for Blue Park and rezone, on second reading, one of four parcels in the development site, two blocks west of Gulfstream Park racetrack and casino.
Blue Park is designed as two eight-story condo buildings connected by a parking garage with a swimming pool on top. The 173 condos would include 36 studios, 43 two-bedroom units, and 94 one-bedroom units.
Spread throughout the development, and across all three types of condos, would be 28 units reserved as workforce housing for buyers who earn up to 140 percent of the area median income
Aventura-based Blue Park LLC owns the 1.5-acre development site at 216, 220 and 228 Southeast Eighth Street and 221 Southeast Ninth Street in Hallandale Beach. Blue Park LLC, led by Jonathan Cohen, Bryan Cohen and Roberto Cohen, assembled the four-parcel site last year, acquiring it for a total of $5.4 million, according to state and county records.
Chaberman has the site under contract, documents show. He was identified as the developer of Blue Park in a June 17 letter of intent to Hallandale Beach’s Planning and Zoning Division from Ari Sklar, the project’s Hollywood-based architect. In the letter, Sklar also disclosed that Blue Park will be condos. Neither the architect nor the developer could be reached for comment.
Chaberman has been active in Hallandale Beach. On the block just north of the Blue Park site, Kadima Developers is developing an eight-story, 121-unit condominium called Seven Park at 218-220 Southeast Seventh Street. Chaberman and Joseph Melul are co-founders of Kadima.
Construction of Seven Park is scheduled to start in October, a spokesperson confirmed. Kadima assigned Fortune Development Sales to lead sales and marketing of units, with prices starting at $375,000. The ground floor of the mixed-use development will have a quartet of 4,500-square-foot retail spaces.Chaberman is also a co-founder of Grupo Eco, which developed Atlantic Village, a mixed-use property in Hallandale Beach with restaurants, retail stores, and office space. Atlantic Village is next to Jeffrey Soffer’s Big Easy Casino, and covers three blocks on the west side of Federal Highway between Northeast Sixth Street and Atlantic Shores Boulevard.
