Baptist Health South Florida continued expanding its real estate holdings with an office building purchase in Kendall.
Coral Gables-based Baptist Health, led by CEO Bo Boulenger, paid $14.2 million for the two-story medical office building at 9090 Southwest 87th Court, a press release states. The property is near the hospital’s 98.2-acre main campus.
Cresa Partners represented the buyer, and Alfredo Riascos with Gridline Properties represented the seller, an entity managed by Yvette Almeida in Miami, the release states. Baptist Health paid $650 a square foot for the building, representing one of the highest sale prices per square foot in the Kendall office submarket, Riascos said.
The Almeida entity paid $1.3 million for the 1.2-acre site in 1995, records show. The building was completed in 1962, and an 8,382-square-foot addition was built in 1985. Tenants include ADC Ambulatory Diagnostics Center, CBC Breast Imaging Center, The Neurology Group and Integrated Comprehensive Urgent Care.
Almeida is the daughter of the late Jaime Pozo, a pioneer in medical office investments in South Florida, the press release states. Pozo died in 2022.
With 12 hospitals and 200 medical care and office facilities in South Florida, Baptist Health is the largest health care provider in the region, the nonprofit chain’s website states. Last month, Baptist Health acquired two medical-use properties for a combined $40 million.
As part of the deal, it paid $26 million for the ground lease of a three-story medical office building in Boynton Beach. The company also purchased a 26.3-acre development site in Sunrise for $14.2 million. Baptist Health is planning Baptist Health Sunrise Hospital, a seven-story, 100-bed medical facility with offices, city records show.
Charlottesville, Virginia-based Anchor Health Properties is building a 92-bed rehabilitation center in South Miami for Baptist Health. The four-story project with an adjacent 180-space garage scored a $58.4 million construction loan last year.
