The waterfront lot next to billionaire Jeff Bezos’ property in the exclusive Indian Creek Village sold for $105 million. Could Bezos be the new owner? Possibly.
Records show SMM Sunny Holding LLC, managed by Mikhail and Mariana Peleg, sold the 1.8-acre waterfront lot at 9 Indian Creek Island Road to a land trust managed by Bilzin Sumberg attorney Joe Hernandez. It hit the market in December for $200 million and was most recently on the market for $130 million with Ilya Reznik of the Reznik Group.
The property previously sold in 2018 for $27.5 million.
The Wall Street Journal previously reported that the buyer is an “international finance executive” who hired Manny Varas of MV Group to build a mansion on the lot.
But the trust that purchased the lot used the same real estate agent that Bezos used for 12 Indian Creek Island Road: Celine Klepach, daughter of Indian Creek Mayor Benny Klepach. The mayor allegedly acted as the straw buyer for Bezos in the 12 Indian Creek sale, which resulted in the seller suing brokerage Douglas Elliman. Klepach, who previously hung her license with Elliman, is now with Finvarb Realty.
Bezos owns 11, 12 and 28 Indian Creek Island Road, all waterfront properties that total 6.4 acres.
Bezos made his first purchase in 2023 when he paid $68 million for the mansion at 12 Indian Creek Island Road. Bezos purchased the property via a land trust managed by attorney Juan Enjamio.
Later that year, Bezos paid $79 million for the nearly 2-acre estate next door at 12 Indian Creek Island Road. Bezos bought this property via another land trust that lists the address of the law firm Hunton Andrews Kurth, where Enjamio is a partner.
And last year, Bezos paid $87 million for the mansion at 28 Indian Creek Island Road. The seller was the Sunshine Trust, managed by John Sumberg, chairman and founding member of Bilzin Sumberg. (Bilzin attorney Hernandez is on the latest deed.)
Bezos plans to build a massive estate on 11 and 12 Indian Creek, sources previously said.
Bezos, one of the richest men in the world, is worth nearly $225 billion, according to Forbes. He is getting married this week to Lauren Sánchez in a three-day celebration taking place in Venice, Italy.
Only in Dade, a publication and social media account, recently posted a video of Bezos getting off his helicopter in Miami and transferring to a boat, likely taking him to one of his properties.
His neighbors on Indian Creek include Tom Brady, DJ and producer David Guetta, Ivanka Trump and Jared Kushner, developer Jeffrey Soffer, and billionaires Carl Icahn and Eddie Lampert.
