German developers launch condo sales for Cloud One Hotel & Residences Wynwood


A German partnership is moving ahead with plans for Cloud One Hotel & Residences Wynwood, a mixed-use project with condominium and hotel components. 

ALP.X Group, Motel One and Büschl Group plan to launch condo sales this month, the developers told The Real Deal. They tapped Douglas Elliman to lead sales. Motel One, a hotel group based in Munich, Germany, owns and operates Cloud One. Cloud One has one U.S. site in New York City. 

The Wynwood Cloud One, planned for a nearly 1-acre site at 2215 Northwest First Place in Miami, will have about 85 condos and a 214-key hotel in an eight-story building designed by New York-based HWKN and Hollywood-based ODP Architects. The project secured design approvals in September.

It will also include a food and beverage concept on the rooftop, a rooftop pool, fitness center, and ground-floor retail space that may include a small grocery store, said Sebastian Lüdke, founder and CEO of Munich-based ALP.X Group. Condo buyers will have access to the hotel services and amenities.  

The condos will be on the top three floors of the building and will include 15 duplex penthouses with 22-foot ceilings. Condo owners and residents will have their own lobby. The units will range from studios to three-bedroom condos. Prices will start in the $500,000s, or $1,250 per foot on average, said Sharon Novotny, a senior vice president of development marketing at Elliman. 

More than 60 percent of the units will be one-bedroom condos, Novatny said. 

Units will be as small as about 500 square feet and go up to more than 1,000 square feet, Lüdke said. 

Many condo projects in Wynwood offer buyers short-term rental flexibility, so they can rent their units out on platforms like Airbnb. Tourism is the main driver in Wynwood, though a number of companies have opened offices or relocated their headquarters to the neighborhood. The Arlo Hotel is one of the only new hotels built in recent years. 

Jay Parker, CEO of Douglas Elliman Florida, said the Cloud One development will mark the first traditional hotel that includes a condo component in Wynwood. Parker expects the project will attract buyers looking for accessible luxury, walkability and quality finishes. 

Ralf Büschl of the Büschl Group said he and Lüdke are also personally invested in the project, and they plan to build more Cloud One-branded projects in the U.S. They are considering Miami Beach, other cities in Florida such as West Palm Beach, Nashville and New York. 

The project will also include artwork and murals curated by the Goldman family’s Goldman Global Arts, based in Wynwood and New York. March and White Design is designing the interiors. Fortis Design + Build is the development manager.  

Real estate investor and former Miami Beach Mayor Philip Levine sold the site to a Delaware LLC led by the German partnership in September 2023 for $24 million, records show. 

Demolition of the former Whale & Star building is completed, and construction could begin by the end of this year or the beginning of next year, Lüdke said. The developers have self-funded work so far, including the site demolition, but plan to secure a construction loan for vertical construction.
