A condo at the planned Ritz-Carlton Residences, South Beach, asking $5,900 per square foot, secured a buyer, topping newly signed contracts last week.
The pending sale tops the Eklund-Gomes report, which tracks listings of homes and condos asking $4 million and up in Miami-Dade County that are included in the Multiple Listing Service. Buyers signed 14 contracts between April 28 and May 4. The properties spent about 118 days on the market, on average.
Forty-six luxury listings were added to the market, for a total of 1,332 listings.
The asking dollar volume for the eight single-family homes and six condos under contract last week totals $137.5 million, according to the report, which is authored by the Douglas Elliman team led by Fredrik Eklund and John Gomes.
At the top of the report is unit 14A at the Ritz development, at 1671 Collins Avenue in Miami Beach. The development is a joint venture between Lionstone Development, Flag Luxury Group and the Ben-Josef Group. The planned condo is asking $26.5 million with Eklund as well as Elliman’s Pietro Belmonte, who are leading sales of the project. The 4,520-square-foot unit will have five bedrooms, six and a half bathrooms and a 1,040-square-foot terrace, according to the listing.
The condos that secured buyers last week had an average asking price of $12.6 million and spent 84 days on the market, on average. They totaled $75.7 million in asking dollar volume, or $2,788 per square foot.
The single-family homes that entered into contract last week had an average asking price of $7.7 million and spent an average of 143 days on the market. They totaled $61.3 million in asking dollar volume.
The gut-renovated mansion at 7222 Monaco Street in Coral Gables, asking nearly $15 million, marked the priciest single-family home to go under contract. Toni Schrager and Lauren Schrager of Brown Harris Stevens have the listing. The 8,250-square-foot, six-bedroom and seven-and-a-half-bathroom house was built in 1997 on a non-waterfront half-acre lot. Records show a trust in Laura Dawn Komar’s name owns the property.
The previous week, buyers signed contracts for 24 properties in Miami-Dade, asking a combined $189.6 million.
Last week in New York, buyers signed contracts for 33 homes, according to the latest Olshan report. Their combined asking price was $58.8 million, and the typical home spent 473 days on the market.
