A development firm boosted the size of its planned apartment project in Ojus to 362 units, partly by seizing on density and height bonuses under the Live Local Act.
Boca Raton-based Group P6 wants to develop the 21-story building with 3,600 square feet of retail at 2600 and 2630 Northeast 203rd Street in unincorporated Miami-Dade County, according to a filing to the county submitted in February. Group P6 is seeking a pre-application meeting, which will allow the firm to gauge county staff’s input before filing an official application.
The proposal marks an increase in Group P6’s previous plan for an 18-story building with 210 apartments. The new filing also scraps the past proposal for 13,200 square feet of offices.
In October, Group P6 paid $16 million for the two-lot, 1.3-acre development site, records show.
The property is home to a one-story, 12,000-square-foot office building and four one-story apartment buildings with eight units, combined.
Group P6 –– led by Jose J. Padua, Jose E. Padua, Ignacio Diaz and Todd Richardson –– has developed condo and townhouse projects in Broward and Palm Beach counties. This includes Royal Palm Residences with 48 condos across three nine-story buildings at 475 East Royal Palm Road in Boca Raton.
At least 144 units at the Ojus building will be at below-market rents. That’s because the Live Local Act requires that at least 40 percent of a project’s apartments be for households earning no more than 120 percent of the area median income.
Live Local, a state law approved in 2023 and tweaked last year and this year, awards developers who include affordable and workforce units in their projects with density and height bonuses, as well as property tax exemptions.
The legislation has spurred a flurry of proposals. The Pérez family’s Related Group has filed several applications in South Florida, including one for an 842-unit project in two towers at the Jackson Memorial Hospital campus at 1500 Northwest 12th Avenue in Miami.
In Miami’s Little Havana, Khashayar Khazai and Shane Shapiro’s affiliate proposes a 23-story, 166-unit Live Local project at 521 and 531 Southwest Seventh Street. Lyle Stern and Kerry Newman, who are commercial real estate brokers, want to develop a 24-story, 400-unit building at 2186 Northwest 13th Avenue and 1330-1342 Northwest 22nd Street in Miami’s Allapattah.
