Residential sales fell across South Florida in February, but dollar volume rose, year-over-year.
Total dollar volume for the region reached $4.1 billion, up from $4 billion in February of last year.
Median prices grew in Miami-Dade and Palm Beach Counties, but fell in Broward County, according to Multiple Listing Service data collected by the Miami Association of Realtors.
Miami-Dade County
In Miami-Dade County, total home sales plunged 16 percent in February, year-over-year, to 1,440. Single-family home sales dropped 8 percent to 703 closings, while condo sales plunged 22 percent to 737.
The median price for single-family homes ticked up 1 percent to $655,000. The condo median price rose 8 percent to $455,000.
Dollar volume across the county totaled $1.5 billion. Dollar volume for single-family homes soared 24 percent to $951 million. For condos, dollar volume dropped 17 percent to $592 million.
Broward County
Total home sales in Broward County fell 12 percent in February, year-over-year, to 1,591. Single-family home sales slumped 4 percent to 802 closings. Condo sales plummeted 20 percent to 789.
For single-family homes, the median price dipped 2 percent to $610,000. The median price for condos fell 5 percent to $275,000.
Broward County’s dollar volume totaled $974 million. Dollar volume for single-family homes dropped 7 percent to $671 million. For condos, dollar volume sank 18 percent to $299 million.
Palm Beach County
In Palm Beach County, total home sales fell 4 percent, year-over-year, to 1,694 closings. Single-family home sales dipped 2 percent to 1,009. Condo closings dropped 7 percent to 685.
The median price for single-family homes rose 5 percent to $647,000. For condos, the median price grew 1 percent to $317,000.
Dollar volume across the county reached $1.6 billion. Single-family home dollar volume surged 21 percent to $1.2 billion, and condo dollar volume rose 6 percent to $394 million.
