South Florida’s top deals: Venetian Islands double lot trades for $25M



🏆 Commercial: Miami had the top commercial real estate sale, with the trade of three industrial buildings for $10.9 million. The seller was Waas Realty, and the buyer was an LLC tied to Robert Namoff. The adjacent buildings, at 7020 Southwest 46th Street, 4601 Southeast 71st Avenue and 7038 Southwest 46th Street, span a combined 33,000 square feet.

🏆 Residential: The top residential transaction to hit records in the tri-county area was in Miami Beach, where a double waterfront lot at 228 and 302 West Dilido Drive on the Venetian Islands traded for $24.5 million. The 22,000-square-foot lot has approved plans for an 11,000-square-foot mansion. Dora Puig with Luxe Living Realty had the listing, representing an LLC as the seller. Mick Duchon with Corcoran represented the buyer, another LLC.

📊 Residential: In Pinecrest, Dr. Sandeep Kulkarni, CEO of Zura Bio Limited, and Semanti Kulkarni, a financial analyst, purchased a mansion at 9400 Southwest 60th Court for $15 million. The seller was an affiliate of Green Street Development. Built this year, the home spans just over 10,000 square feet and has seven bedrooms, seven full bathrooms, two half bathrooms, a three-car garage, an outdoor grill and a pool. It went on the market in November with an asking price of $17 million. Stefano Balli with One Sotheby’s International Realty had the listing, and Randi Connell with Compass represented the buyers.

📊 Residential: A waterfront home at 976 Cypress Drive in Delray Beach sold for $10 million. The sellers, David and Lori Nicholas, bought the 4,400-square-foot property in 2022 for just under $8 million. The buyer was Brendan Heegan. The home has four bedrooms and four and a half bathrooms and was built in 2016. It hit the market in February for $10.5 million. Compass’ Frank Gentile had the listing, and Torey Burke with United Realty Consultants brought the buyer.
