A spec estate in Jupiter’s exclusive Bear’s Club golf community asking $39 million was the most expensive home in Palm Beach County to go pending last week.
Buyers signed 26 contracts between March 30 and April 5 for luxury properties in Palm Beach County, according to Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $198.4 million in asking dollar volume and averaged 102 days on the market. The previous week, buyers signed 24 contracts totaling $149.1 million.
The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 38 new listings, and 1,274 active listings on the market.
Of the properties that went pending last week, 20 were single-family homes, and six were condos. The average asking price for the condos was $5 million, or $2,055 per square foot. They spent an average of 75 days on the market.
The average asking price for the single-family homes was $8.4 million, or $1,673 per square foot, and they spent an average of 91 days on the market.
The most expensive home to find a buyer last week was the 10,900-square-foot mansion at 228 Bear’s Club Drive in Jupiter, asking $39 million. Records show the seller is spec developer Stuart Hankin, who bought the 1-acre property in the gated Bear’s Club for $3.4 million in 2021. He completed the six-bedroom home last year, and it includes eight bathrooms, two half-bathrooms, a theater, a 1,600-bottle wine cellar and a pool, records and the listing show.
Hankin listed the mansion for $30 million in 2024 and subsequently raised the price three times, Zillow shows. Margit Brandt with Premier Estate Properties has the listing.
The second-most expensive listing to go pending last week was the 4,500-square-foot house at 309 Chapel Hill Road in Palm Beach, asking $23.9 million. Records show the seller is a trust named for the address and managed by Ryan Wilson. The trust bought the home for $15.5 million in 2023, according to property records. The house was built in 1981 on 0.3 acres and has four bedrooms, five bathrooms and a pool.
