Mr. Worldwide comes home: Pitbull plans Mr. 305 music firm HQ on site of childhood residence


Rapper Pitbull wants to build a headquarters for his Mr. 305 music company in Miami, The Real Deal has learned. 

Pitbull, whose real name is Armando Christian Pérez, proposes the project on the site of one his childhood homes in the Wynwood neighborhood at 25 Northeast 28th Street. The two-bedroom, roughly 700-square-foot home, completed in 1927, has been approved for demolition, according to city records. The site is a mere 1,700 square feet, records show. 

The proposal calls for an eight-story, 11,200-square-foot building with 9,700 square feet of office space, according to plans included in a Miami projects review board’s agenda. The Ojeda family’s Brickell-based Rilea Group is the project developer. 

Rilea confirmed the building will be for Pitbull’s music company’s headquarters on the site of one of the musician’s childhood homes. 

“Given the personal significance of the site, we are approaching the opportunity with care and look forward to thoughtfully bringing new life to the property as part of Wynwood’s continued evolution,” Rilea said in part in a statement. The firm “is honored to have been selected by Mr. 305 himself, Pitbull.” 

The Wynwood Design Review Committee will vote on the project at its meeting Tuesday. The board recommends approval or denial to the city zoning administrator, who has final say on city developments. 

Designed by Deforma Studio, the building would have zero parking spaces, as the development team requested a waiver of required parking, likely a nod to Wynwood’s walkability. The site’s by-right zoning allows for five floors with three additional stories permitted as a bonus. To obtain the bonus, the development team vowed to make a cash contribution to the Wynwood public trust fund. 

Pitbull, the son of Cuban immigrant parents, won the Grammy for his album “Dale” in 2016. 

In more recent years, he’s expanded into other businesses, including hospitality and a charter school. Last year, Miami commissioners approved a controversial no-bid deal to transfer ownership of the historic Olympia Theater in downtown Miami for $10 to a charter school co-founded by Pitbull. SLAM Academy, or Sports Leadership Arts Management, plans to restore and renovate the property and open Miami Tech at Mater Innovation Academy. 

On the site next to Pitbull’s proposed headquarters, Rilea plans the Mohawk at Wynwood mixed-use project with loft apartments. Construction is expected to start in the spring, according to Rilea. The firm also is a partner on the luxury 12-story, 146-unit Rider Residences condo project that’s under construction on the same block as the proposed Mr. 305 headquarters.
