South Florida’s top deals: Oceanfront mansion sells after $16M+ price cut



🏆 Residential: Manalapan had the top residential deal recorded in South Florida. A trust tied to David MacNeil, founder of WeatherTech, dropped $68.3 million on an oceanfront mansion at 1940 South Ocean Boulevard. The sellers were Frank and Dolores Mennella; Frank Mennella is a retired automotive warranty executive. The property sits on a nearly 2-acre lot and spans 16,600 square feet. It has six bedrooms, a five-car garage, a beachfront cabana, a dock, balconies, elevator and media room among its amenities. Built in 2022, the home went on the market in May for $84.9 million. Philip Lyle Smith with Luxury Resort Portfolio represented the sellers, and Premier Estate Properties’ Margit Brandt brought the buyer.

🏆 Commercial: The top commercial transaction to hit records was in Miami’s Design District, where a joint venture between Jeff Sutton’s Wharton Properties, Pebb Capital and Lane Capital Partners acquired a fully leased mixed-use building at 112 Northeast 41st Street for $72.5 million. The seller of the building, known as Design 41, was Design District Development Partners, which is managed by Benjamin Norton. Downtown Realty Advisors’ Tony Arellano and Devlin Marinoff represented both sides in the deal.

📊 Residential: Kyle Kahriman, a real estate broker, parted with a condo at 330 South Ocean Boulevard in Palm Beach for $9.3 million. The buyer was an LLC managed by Joseph Conner. The unit spans just over 2,400 square feet, pricing the deal at roughly $3,900 per square foot. It last traded for $2.9 million in 2012.

📊 Residential: Scott Picardy and Deborah Canepa sold a 1.2-acre plot of waterfront land at 670 Oak Street at Boynton Beach for $6.8 million to the City of Boynton Beach. The property sits on the Intracoastal, and the sellers had owned it for decades.
