🏆 Residential: A Wellington estate marked the top residential home sale to hit records in South Florida. An LLC managed by Jason Golden parted with a 10,800-square-foot mansion at 11380 Long Meadow Drive for $16.3 million. The buyer was an LLC managed by Alejo Pedroza Paez. The 1.1-acre estate includes a main house with five bedrooms, game room, exercise room, spa, sauna and steam room. It also has a pool, separate two-bedroom guest house, and five-car garage with a one-bedroom apartment. The residence hit the market in December, with an asking price of just under $18 million. Douglas Elliman’s Kristina Lloyd brokered the deal.

🏆 Commercial: Miami Beach had the top commercial deal recorded in South Florida, with the sale of a one-story, 7,800-square-foot retail property at 716-720 Lincoln Road for $11.8 million — roughly a third its prior sale price. The seller was an LLC tied to JSRE Acquisitions, and the buyer was an LLC tied to Miami-based developer Michael Simkins. JSRE had owned the property since 2014, when it purchased the store for $34.5 million.

📊 Residential: In Boca Raton, a waterfront home at 155 Southeast Spanish Trail changed hands for $13.5 million. The sellers were Phillip DeLeon and Paula Chusid, and the buyers were investor Emil Lotyanu and his wife, Natalia Lotyanu. The six-bedroom mansion spans 9,300 square feet and was built in 2005. It has a six-car garage, seven full bathrooms, three half bathrooms, an elevator, built-in grill, dock and pool. The sale pencils out to just under $1,500 per square foot. The sellers purchased the home in 2010 for $5.8 million; it has been on and off the market since 2021, with a most recent asking price of $13.8 million. Serhant’s Dovi Ettedgui had the listing, and Douglas Elliman’s Elaine Tatum brought the buyer.

📊 Commercial: A multifamily complex at 7917 West Drive in North Bay Village traded for $10.5 million. The seller was Coral USA LLC, which purchased the property in 2014 for $4.4 million, and the buyer was Woodpecker Investments LLC. The waterfront property spans 22,600 square feet and stands two stories tall.
