MDVIP | Boca Raton
A health care company will move its headquarters to BH Group and Pebb Enterprises’ mixed-use project in Boca Raton, formerly known as Office Depot’s headquarters.
MDVIP leased 49,500 square feet at The Eclipse at 6600 North Military Trail, where it’s expected to move in the fourth quarter, according to the landlords’ news release and a spokesperson for the landlords.
MDVIP, which provides a membership service for patients who pay a fee in exchange for personalized care from their primary doctors and other benefits, now has its headquarters at the Boca Raton Innovation Campus.
More than 200 MDVIP employees will work in the new office on the ground floor of The Eclipse’s North Tower, the release says.
Jeffrey Gordon and Tyler Wyant were part of the CBRE team that represented MDVIP.
The Toledano family’s Aventura-based BH Group and Boca Raton-based Pebb Enterprises, led by Ian Weiner, are redeveloping the 29-acre The Eclipse by renovating two of the three office buildings. The duo, in partnership with the Pérez family’s Coconut Grove-based Related Group, plan to replace the third office building with an eight-story, 500-unit apartment project.
The property also includes 21,500 square feet of retail and restaurant space on outparcels, and a 36,400-square-foot Equinox.
The roughly 420,500 square feet of offices at The Eclipse are nearly fully occupied, according to the release.
Office Depot’s parent, ODP Corporation, which sold the site to BH and Pebb for $104 million in 2023, kept its headquarters at the campus, consolidating it in 214,700 square feet. The developers rechristened the project to The Eclipse.
IGEL Technology, Skinny Louie, Barry’s | Fort Lauderdale
A German software company, an upscale gym and a burger restaurant leased at 401 Las Olas in downtown Fort Lauderdale.
IGEL Technology leased 12,400 square feet in the building at 401 East Las Olas Boulevard, where the firm is expected to move in the second quarter from its Fort Lauderdale co-working space at 300 Southwest First Avenue, according to a news release from the landlords’ broker and a spokesperson for the broker.
IGEL provides operating system software for employees to securely connect to cloud-based work applications.
Barry’s, a high-end bootcamp-style gym, leased nearly 6,000 square feet, and restaurant Skinny Louie leased 1,600 square feet at 401 Las Olas, according to the release.
Christina Jolley and Andrew Ackerman are part of the team at Blanca Commercial Real Estate, led by Tere Blanca, leasing the building on behalf of the landlords. Comras Company represented Skinny Louie and Barry’s.
Dallas-based Lone Star Funds, through its real estate fund VII, Miami-based Highline Real Estate Capital and Coconut Grove-based Square2 Capital own the 23-story, 408,400-square-foot 401 Las Olas, which also is known as Bank of America Plaza at Las Olas City Centre. The trio paid $221 million for the building a year ago, marking the second biggest office investment sale in South Florida last year.
The landlords are working on capital improvements at the building, which include a new 14th-floor tenant lounge and fitness center, and renovations to the lobby.
Timeluxe | Miami
Luxury watches and fine jewelry boutique Timeluxe opened at the Miami Worldcenter mixed-use complex.
Timeluxe leased 4,900 square feet at 150 Northeast Eighth Street in Miami, according to a Miami Worldcenter news release.
Miami Worldcenter Associates, led by Art Falcone and Nitin Motwani, in partnership with Los Angeles-based CIM Group, are the master developers of the $6 billion Miami Worldcenter, spanning 27 acres on 10 city blocks in the downtown Miami and Park West neighborhoods.
As a whole, at least two apartment towers and a condo tower are completed at the project, with another 17 towers in the pipeline, including those proposed and under construction.
Other retail tenants include Apple, Maple & Ash, Earls Kitchen + Bar, SkinSpirit and Juvia, which is expected to open this year.
Jetset Pilates | Miami
Jetset Pilates moved its headquarters to Miami’s Wynwood from Miami Beach.
The pilates franchise leased 6,000 square feet at 560 Northwest 29th Street, according to a Jetset spokesperson. Jetset moved from its 2,000-square-foot headquarters at 110 Washington Avenue, a space it plans to keep.
The Wynwood space is home to Jetset’s instructor training academy and is a centralized training and collaboration hub for the brand, according to a Jetset news release.
Caroline Cheng of Ripco Real Estate represented the tenant.
Records show an entity led by Nancy Karp, wife of prolific South Florida architect Kobi Karp, owns the Wynwood building.
Jetset, founded in 2010 in Miami by Tamara Galinsky and led by CEO Bertus Albertse, has been expanding through franchises. The studio is known for its high-energy workouts, including Reformer Pilates.
Last year, it opened 24 studios across the U.S., the release says.
In South Florida, Jetset has leased at the Pembroke Gardens retail center in Pembroke Pines, Alta Developers’ apartment building near Pinecrest, the Clear Spaces commercial space within the Centro condo tower in downtown Miami, Midtown Doral and elsewhere.
Madame Olivia | Miami
French-Mediterranean café Madame Olivia will open its second South Florida outpost in Midtown Miami.
The bakery and bistro leased about 2,000 square feet at 3417 Northeast First Avenue, where it’s expected to open this year, according to the tenant’s news release and spokespeople for the tenant.
Led by co-owner and executive chef Stephan Laurent, a French baker with more than three decades of international experience, has its existing café at 1821 Northeast 123rd Street in North Miami.
