Lease roundup: Kimco reaps deal spree at Dania Pointe, Grupo Eco lands Atlantic Village tenants


Kimco Realty landed several tenants at its Dania Pointe mixed-use complex in Dania Beach. 

Already open is burger restaurant Skinny Louie, leasing 1,500 square feet, according to a Dania Pointe and Kimco news release. On tap in the coming weeks are Mister O1 Extraordinary Pizza, which leased 2,900 square feet, and Warby Parker, which leased 1,500 square feet, followed by Miniso, a retailer for children’s toys and trendy items, which will open a 4,700-square-foot store in the summer. 

In the fall, Joe & The Juice will open a 2,400-square-foot outpost, and entertainment concepts The Escape Game and Great Big Game Show, which will open a combined 4,900-square-foot venue, the release says. Late this year, Zho by Bol Hospitality will open a 6,700-square-foot restaurant offering Chinese cuisine executed with Japanese technique.

Jericho, New York-based Kimco developed the master-planned 102-acre Dania Pointe at 139 South Compass Way, on the northeast corner of Interstate 95 and Stirling Road. It consists of about 1 million square feet of retail, restaurants and entertainment, hotels, apartments, condos and the Spirit Airlines headquarters. 

Kimco is led by CEO Conor Flynn. 

Oak Berry, The Lab Vitality Club | Hallandale Beach 

Grupo Eco’s Atlantic Village office and retail project in Hallandale Beach scored two tenants. 

OakBerry will open this month, and wellness services provider The Lab Vitality Club will open in the summer, according to an Atlantic Village news release. The leases come on the heels of deals signed by restaurants The Wagyu House and Murano by Ferraro, which are now open, and indoor virtual golf venue Tee Box, which is expected to open next month. 

Grupo Eco, which started in Mexico and has been active in South Florida for over a decade, developed the 308,800-square-foot Atlantic Village. The complex is at 801 North Federal Highway. 

The square footage OakBerry and The Lab Vitality Club leased wasn’t immediately provided. 

maman | Palm Beach County 

French-inspired café and bakery maman signed leases for three new outposts for a combined 8,500 square feet across Palm Beach County. 

maman, co-founded in 2014 by Elisa Marshall and Benjamin Sormonte in Soho, will open in the third quarter at Shadowood Square at 9959 Glades Road near Boca Raton, The Shops at Boca Center at 5250 Town Center Circle in Boca Raton; and 40 South Swinton Avenue in downtown Delray Beach, according to the tenant’s news release. 

maman has been steadily expanding across South Florida, with leases in Miami’s Brickell, Edgewater and Wynwood, as well as in Coral Gables and West Palm Beach. 

Edens owns Shadowood Square, having paid $88.4 million for it in 2023, and Beachwood, Ohio-based Site Centers owns The Shops at Boca Center, having paid $85.8 million for it and adjacent sites in 2022. The Delray Beach building is within Pebb Capital’s Sundy Village mixed-use project. 

H&H Bagels | Pinecrest

H&H Bagels, offering classic New York-style bagels, will open its first Miami-Dade County outpost in Pinecrest.  

The bagel shop will open this year in a 1,600-square-foot space at 11311 South Dixie Highway, according to the tenant’s news release. Dylan Levin is the franchisee for the outpost. 

H&H’s website lists existing Boca Raton and West Palm Beach restaurants, as well as outposts on tap in Palm Beach Gardens and in the area of Wynwood and Midtown Miami. 

Records show DPF Suniland, which ties to Ares Real Estate Income Trust, owns the Pinecrest shopping plaza. 

Cozen O’Connor | Fort Lauderdale 

Law firm Cozen O’Connor opened an office in downtown Fort Lauderdale. 

The firm leased at 501 East Las Olas Boulevard, where it will have a temporary office until it finds a permanent space, according to the tenant’s news release and a spokesperson. Erica Rutner is the office’s managing partner. 

In 2022, Sydney, Australia-based Macquarie Group bought the three-story building for $45 million. 

The square footage the law firm leased wasn’t immediately provided.
