Lease roundup: Jamie Mulholland restaurant on tap in West Palm, AI firm plans downtown Miami HQ


Ketchy Shuby | West Palm Beach

New York restaurant Ketchy Shuby will open its first outpost outside of New York in downtown West Palm Beach. 

Ketchy Shuby, which also is a nightlife venue, leased 13,100 square feet at the three-story building at 114 South Olive Avenue, according to a news release from the landlord’s broker. The restaurant is a concept by New York hospitality and entertainment mogul Jamie Mulholland. 

Bastian Schauer and Mark Rubin were part of the Colliers team that represented the landlord.  Mitch Heifetz of Newmark represented the tenant, a limited liability company led by Mulholland.

Ketchy Shuby is expected to open in the fall of next year, the release says. 

An entity led by Robert J. Trainor Jr., Vicki L. Trainor and Kevin Killerman owns the building, records show. The historic building was completed in 1923 and renovated in 2016, the release says. 

Simpro Group | Miami

Simpro Group, a firm that uses AI to simplify and power contractor jobs at commercial and residential properties, will open its North America headquarters in downtown Miami. 

Simpro, based in Brisbane, Australia, will open on the 26th floor at the One Downtown office tower at 1 Southeast Third Avenue, with the first employees expected to move in in February, according to the tenant’s news release. The lease is for nearly 4,800 square feet, Simpro confirmed. 

Tony Jones of Cushman & Wakefield represented the tenant, and Cristina Glaria and Harrison Mischel of Tower Commercial Real Estate represented the landlord.  

Simpro, which has other U.S. offices in Broomfield, Colorado, and Red Bank, New Jersey, tapped Fred Voccola as its CEO this year. Voccola is the former CEO of Miami-based AI-powered cybersecurity and IT management firm Kaseya. 

His goal is to scale Simpro’s Miami employment to more than 500 staff members, according to the release. Simpro provides AI software to contractors such as plumbers, electricians, HVAC technicians and fire safety professionals. 

Simpro will put its company signage at One Downtown as part of its deal. 

Los Angeles-based PCCP bought the 31-story tower, previously called SunTrust International Center, for $127 million in 2018. 

The lease gives a boost to Miami officials’ yearslong push to turn the city into a tech mecca. Despite the hype in recent years, with the catchphrase “Silicon Valley South” gaining steam, tech leasing doesn’t represent a significant chunk of office occupancy and demand, data shows. 

University of Miami | Miami-Dade County 

The University of Miami signed a big office lease at the Flagler Station business park. 

Coral Gables-based UM leased 42,000 square feet at Building 1300 at 9675 Northwest 117th Avenue in unincorporated Miami-Dade County, according to the landlord’s news release. The university will use the space for its health care system’s offices that are expected to open in the second quarter. 

Nashville, Tennessee-based Hamilton Development bought Building 1300 for $20.8 million in April, records show. 

Led by Whitfield Hamilton, the firm also acquired the nearby Flagler Station office buildings at 9725 Northwest 117th Avenue through a deed-in-lieu of foreclosure in September; and the one at 10451 Northwest 117th Avenue, also through a deed-in-lieu of foreclosure, in May. Seller Bridge Investment sold the distressed three-property portfolio while facing a foreclosure suit from its lender. 

Hamilton Development plans to replace the buildings at 9725 and 10451 Northwest 117th Avenue with warehouses, but it will keep the office building where UM leased at 9675 Northwest 117th Avenue. 

CDM Windows & Door | Doral 

An impact windows and doors company will move to a bigger industrial space in the Doral area. 

CDM Windows & Doors, an impact glass manufacturer that also installs the systems at commercial and residential properties, leased the entire 40,800-square-foot warehouse at 10405 Northwest 19th Street in Doral, according to a news release from the landlord’s broker. 

The lease, which starts in February, is an expansion for CDM from its previous space of roughly 27,000 square feet in the Doral submarket, said Michael Hinton, the Lee & Associates broker who represented the landlord in the deal. 

CDM listed its current Doral warehouse at 8301 Northwest 27th Street. 

Emre Tuna, through an affiliate, completed the 10405 Northwest 19th Street building last year on a 2.3-acre site, property records show. 

Tortilla Madre | Miami 

Mexican restaurant Tortilla Madre opened in Brickell. 

Tortilla Madre leased 990 square feet at 28 Southwest 11th Street in a commercial unit at the Millecento condo tower in Miami, according to a news release from FA Commercial. The restaurant is at the Paseo Brickell retail center. 

Sebastian and Fabio Faerman of FA Commercial represented the landlord and the tenant. A group of Latin American investors own the retail space at the Millecento tower.
