An attorney’s Palm Beach townhouse asking $12.9 million led luxury contracts in Palm Beach County last week.
Buyers signed 13 contracts between Sept. 29 and Oct. 5 for luxury properties in Palm Beach County, according to a market report from Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $71.5 million in asking dollar volume and averaged 263 days on the market. That’s down from $132.9 million in asking dollar volume for 19 homes the previous week.
The team’s report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 61 new listings, and a total of 1,046 active listings on the market.
Of the properties that found buyers last week, 12 were single-family homes and one was a condo. The condo that went pending is asking $3.4 million, or $1,311 per square foot, and spent 414 days on the market.
The single-family homes total $68.1 million in asking dollar volume and averaged 112 days on the market. The average asking price works out to $5.7 million.
The most expensive listing to find a buyer is the townhouse at 175 Sunset Avenue in Palm Beach, asking $12.9 million. Records show the seller is personal injury attorney Ted Babbitt, who bought the 4,700-square-foot townhome for $3 million in 2014. Built in 1990 on 0.2 acres, the townhouse has four bedrooms, four bathrooms, one half-bathroom and a pool, records and the listing show.
It hit the market for $15.9 million in February, and the price has dropped twice since then, Zillow shows. Chris Leavitt with Douglas Elliman has the listing.
The second most expensive home to go pending was the spec home at 234 Miramar Way in West Palm Beach, asking $9 million. Records show the seller is 234 Miramar Acquisition LLC, a Florida entity managed by attorney Francis Lynch. The entity bought the 0.4-acre property for $2.5 million in 2021, records show. The 5,500-square-foot house was built this year and has six bedrooms, five bathrooms, one half-bathroom and a pool, according to the listing.
It hit the market for $9 million in April, Zillow shows. Simon Isaacs with Simon Isaacs Real Estate has the listing.
