Lease roundup: Monarch Athletic Club coming to Rivani South Beach project


Monarch Athletic Club | Miami Beach 

A gym and wellness club will open its first outpost outside of Los Angeles at The Rivani mixed-use building in South Beach. 

Monarch Athletic Club leased 8,000 square feet at Robert Rivani’s The Rivani building at 1691 Michigan Avenue in Miami Beach, where the tenant is expected to open next year, according to the landlord’s news release. 

Monarch, co-founded by Dr. Ryan M. Greene and Paul Freschi, offers a medical evaluation and quarterly follow-ups to members, including physical therapy, strength and nutrition assessments. Its offerings also include IV therapy, hormone and peptide optimization, ice baths and infrared saunas. Monarch staff includes physicians, nurse practitioners, physical therapists, nutritionists and strength coaches, the release says. 

Rivani, who moved his eponymously named firm (previously called Black Lion) from Los Angeles to Miami in 2022, is working on a $40 million renovation of the seven-story The Rivani building. He has coined the term Class X to denote the caliber of the building once the revamp is finished. 

Renovations of The Rivani are expected to be completed next year. 

In August, Rivani made a splash with the announcement that PLBY Group, the publicly traded parent company of Playboy, will move its headquarters to his South Beach building from Los Angeles. PLBY Group leased 20,000 square feet at The Rivani, where the firm will move its 250-employee operation next year. 

Starbucks, Barnes & Noble | Kendall 

Kimco Realty scored two tenants at its Palms at Town and Country shopping center in Kendall. 

Starbucks opened a 3,700-square-foot coffee shop late last month in the space previously occupied by Burger King, according to the landlord’s news release. Barnes & Noble will open a 20,000-plus-square-foot bookstore with a B&N Café on Wednesday in the former Forever 21 space. 

Jericho, New York-based real estate investment trust Kimco owns the 80-acre Palms at Town and Country on the northeast corner of Southwest 88th Street and the Florida Turnpike in unincorporated Miami-Dade County. 

Citizens Private Bank | Palm Beach 

Citizens Financial Group will open a bank in Palm Beach. 

Citizens Private Bank will open on Thursday at 400 Royal Palm Way, according to the tenant’s news release. 

Citizens Financial Group, led by CEO Bruce Van Saun, had about $218.3 billion of assets under management at the end of the second quarter. 

Records show the Palm Beach building is owned by an entity co-owned by Thomas C. Quick of First Palm Beach Property. 

Jrk! | Dadeland Mall 

A Jamaican restaurant will open in Dadeland Mall. 

Jrk! will open a 657-square-foot outpost at the mall next month, marking its third in Miami-Dade County, according to the tenant’s news release. The fast casual eatery also will open a concession stand at the Miami Heat’s home stadium Kaseya Center in downtown Miami in time for the start of basketball season. 

Jrk! is led by co-founder Kavan Burke, with chef Wayne Sharpe guiding the culinary side of the restaurant. Its other outposts are at 95 Northwest First Street in downtown Miami and at Aventura Mall. 

Dadeland Mall, at 7535 North Kendall Drive in unincorporated Miami-Dade County, is owned by Indianapolis, Indiana-based Simon Property Group.
