A unit at the Bath Club topped signed contracts in Miami-Dade County’s luxury market last week.
Buyers signed 16 contracts in Miami-Dade between Oct. 6 and Oct. 12, according to the latest market report from Douglas Elliman’s Eklund-Gomes team. The report tracks contracts of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service.
The homes that went pending last week total $124.3 million in asking dollar volume and averaged 191 days on market. The previous week, buyers signed 17 contracts totaling $190.4 million.
The report identified 51 new listings, and a total of 1,169 active listings on the market.
Among the properties that found buyers last week, six were single-family homes and 10 were condos.
The condos that went pending are asking an average of $9 million, or $2,269 per square foot, and spent an average of 210 days on the market. They total $90.4 million in asking volume.
The single-family homes total $33.9 million in asking dollar volume and averaged 162 days on the market. The average asking price works out to $5.6 million.
The most expensive property to find a buyer last week was unit 3002 at the Bath Club at 5959 Collins Avenue in Miami Beach, asking $16 million. Records show the owners are Scott and Lauren Gilbert, who are the owners of Gilbert Strategic Solutions. They bought the 5,700-square-foot unit for $5.7 million in 2011, according to property records. It includes three bedrooms and five bathrooms.
Fredrik Eklund and Carlos Fernandez with Elliman, and Alex Vichinsky with Bespoke Real Estate have the listing. Jordan Karp with Jordan Karp Real Estate brought the buyer.
The second top contract last week was unit 20AB at Park Grove at 2821 South Bayshore Drive in Miami’s Coconut Grove, asking $15.5 million. Records show the owner is New York-based Brahman Capital’s Peter Hochfelder. He bought the unit for $7.7 million in 2018. It has five bedrooms, five bathrooms and one half-bathroom, records show.
It hit the market for $24.5 million in 2023, according to Zillow. Chad Carroll and Cali Kaufman with Compass have the listing.
