Spec developer Aldo Stark finds buyer for $45M Stone Creek Ranch mansion


Developer Aldo Stark found a buyer for the Stone Creek Ranch mansion he’s seeking to flip for $45 million.

It was the top luxury contract signed in Palm Beach County last week. Buyers signed 11 contracts between Sept. 15 and Sept. 21 for luxury properties in Palm Beach County, according to a market report from Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $103.9 million in asking dollar volume and averaged 72 days on the market. That’s up from $53.6 million in asking dollar volume for 11 homes the previous week.

The team’s report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 37 new listings, and a total of 1,017 active listings on the market.

Of the properties that found buyers last week, nine were single-family homes and two were condos. The condos that went pending are asking an average of $8.8 million, or $1,499 per square foot, and spent an average of 31 days on the market.

The single-family homes total $95.1 million in asking dollar volume and averaged 114 days on the market. The average asking price works out to $10.6 million.

The most expensive home to find a buyer is spec developer Aldo Stark’s 17,800-square-foot mansion at 9200 Rockybrook Way in Stone Creek Ranch, asking $45 million. Stone Creek Ranch is a gated community in unincorporated Palm Beach County near Delray Beach. Stark bought the property in January for $26 million from the Ohio-based Cafaro family, whose late patriarch, William M. Cafaro, is credited with pioneering the American mall. The 2.7-acre estate was built in 2017 and includes a main house with seven bedrooms, 10 bathrooms, two half-bathrooms, a theater, wine room, gym and sauna, as well as a guest house, pool and cigar lounge, the listing shows. 

Stark listed it for $45 million in March, Zillow shows. Senada Adžem with Douglas Elliman has the listing. 

The second-priciest listing to find a buyer last week is the 5,600-square-foot waterfront home at 13209 Rolling Green Road asking $8.5 million. The 1.2-acre estate is in unincorporated Palm Beach County near North Palm Beach. Records show the seller is Dr. Gregory Delange, a cosmetic surgeon based in West Palm Beach. He bought the home for $6.8 million in 2023, according to property records. Built in 2014, the house has five bedrooms, five bathrooms, two half-bathrooms, a pool, a dock and 135 feet of frontage on the Intracoastal Waterway, records and the listing show. 

It hit the market for $12.5 million last year, Zillow shows. Michael Ivancevic with Illustrated Properties has the listing.
