Bristol condo asking $23M tops Palm Beach County signed contracts

A condo in West Palm Beach’s Bristol tower led luxury contracts in Palm Beach County last week.

Buyers signed 19 contracts between Sept. 22 and Sept. 28 for luxury properties in Palm Beach County, according to a market report from Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $132.9 million in asking dollar volume and averaged 142 days on the market. That’s up from $103.9 million in asking dollar volume for 11 homes the previous week.

The team’s report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 48 new listings, and a total of 1,029 active listings on the market.

Of the properties that found buyers last week, 13 were single-family homes and six were condos. The condos that found buyers are asking an average of $9.3 million, or $2,596 per square foot, and spent an average of 211 days on the market.

The single-family homes total $86.3 million in asking dollar volume and averaged 74 days on the market. The average asking price works out to $6.6 million.

The most expensive listing to find a buyer is the 5,000-square-foot unit 2203 at the Bristol at 1100 South Flagler Drive in West Palm Beach, asking $22.9 million. Records show the seller is Grandin LLC, a Delaware entity that bought the unit for $12.2 million in 2020. Developers Al Adelson and Gene Golub completed the 25-story, 69-unit Bristol in 2019. Unit 2203 has four bedrooms, five bathrooms and one half-bathroom, property records show.

The condo hit the market for $29 million in 2023, and the price was reduced three times in the years since then, according to Zillow. John and Lisa Cregan with Sotheby’s International Realty have the listing.

The second most expensive home to go pending was the 5,000-square-foot house at 218 El Brillo Way in Palm Beach, asking $20.9 million. Records show the seller is the estate of the late Suzanne Murray, who died in November. Murray was the wife of the late Terry Murray, a financier and the longtime head of Fleet Bank, which Bank of America acquired for $48 billion in 2003. The pair were prominent Rhode Island philanthropists and socialites, and he was inducted into the Rhode Island Heritage Hall of Fame in 1990.

The couple bought the El Brillo Way home for $2.1 million in 1997, records show. It was built on half an acre in 1950, and includes four bedrooms, five bathrooms, one half-bathroom and a pool, according to property records.

It was listed for $23.9 million in January, and the price dropped to $20.9 million in August, Zillow shows. Linda Olsson with Linda R. Olsson has the listing.
