AcadeMir Charter Schools picks up land in west Miami-Dade, adding to South Florida portfolio

AcadeMir Charter Schools hit the books and picked up more land in west Miami-Dade County.

The Miami-based charter school paid $20.5 million for eight parcels of vacant land between Southwest 148th Avenue, Southwest 30th Street and Southwest 147th Avenue in unincorporated Miami-Dade. The land totals 9.2 acres.

AcadeMir also acquired a 1.3-acre plot that’s northwest of Coral Way and Southwest 157th Avenue for an undisclosed amount, property records show.

Miami-based Faro Investments, led by Julio Rodriguez, sold the parcels.

AcadeMir has been expanding its portfolio. The company, which is managed by Superior Charter Schools Services, recently purchased one of its campuses in South Miami Heights for $25 million. AcadeMir’s board of directors includes Alexander Casas, Dr. Tirso Alonso, Joanna Noriega, Sonia Alfaro, Ruben Perez and Michael Rodriguez. Casas shares the same name as Florida International University’s chief of police. According to his LinkedIn, he has a background in higher education.

Last year, AcadeMir paid $16.6 million for its campus at 13330 Southwest 288th Street in Homestead.

Restrictive zoning and other factors have limited the supply of charter school sites, making the ones that exist a popular investment, experts have told The Real Deal. Parents in South Florida are also increasingly seeking non-traditional education options, boosting demand. The public school systems in Miami-Dade and Broward have seen a drop in enrollment.

Last month, Aventura-based charter school developer MG3 Group sold a portfolio of seven school campuses across Florida for a combined $172.4 million to BridgePrep Academy. The deal included two South Florida properties at 13300 Southwest 120th Street in Kendall and 3500 Northwest 89th Court in Doral, which sold for $46.5 million and $44.9 million, respectively.

Two years ago, Renaissance Charter School paid $38.2 million for its K-8 campuses at 6701 West Sunrise Boulevard in Plantation and at 8399 North University Drive in Tamarac.

In 2021, MG3 sold eight Florida charter schools for a total of $242 million to nonprofit Educational Growth Fund. The deal included the Everglades Preparatory Academy middle school at 2251 Mowry Drive in Homestead, and the Avant Garde Academy at 2025 McKinley Street in Hollywood.
