AcadeMir buys its charter school campus in South Miami Heights for $25M


AcadeMir Charter School Preparatory bought its campus in South Miami Heights for $25 million. 

AcadeMir purchased the nearly 60,000-square-foot building at 19185 Southwest 127th Avenue in south Miami-Dade County from an entity managed by Mario Castellanos, Julio Batista and Rodolfo Ayan, according to records and real estate database Vizzda. 

The property consists of a two-story building completed in 2016 and 2018 on a nearly 5-acre site, Vizzda records show. AcadeMir runs a tuition-free K-8 school at the property. 

AcadeMir is managed by Superior Charter Schools Services and is led by a board of directors. Alexander Casas is listed as the board chair. 

The deal marks at least the second time in nearly two years that the charter school purchased one of its South Florida campuses. Last year, AcadeMir paid $16.6 million for its campus at  13330 Southwest 288th Street in Homestead. Castellanos, through an affiliate, also sold this property. 

South Florida charter schools have been popular among investors, partly because restrictive zoning and other factors have decreased suitable charter school sites, experts have told The Real Deal. Also, parents are increasingly seeking non-traditional education options. 

Aventura-based charter school developer MG3 Group sold a portfolio of seven school campuses across Florida for a combined $172.4 million last month to BridgePrep Academy. The deal included two South Florida properties at 13300 Southwest 120th Street in Kendall and 3500 Northwest 89th Court in Doral, which sold for $46.5 million and $44.9 million, respectively. 

In 2021, MG3 sold eight Florida charter schools for a total of $242 million to nonprofit Educational Growth Fund. The deal included the Everglades Preparatory Academy middle school at 2251 Mowry Drive in Homestead, and the Avant Garde Academy at 2025 McKinley Street in Hollywood. 

Also, Renaissance Charter School paid $38.2 million in 2023 for its K-8 campuses at 6701 West Sunrise Boulevard in Plantation and at 8399 North University Drive in Tamarac.
