$12M Boca Raton spec mansion tops signed contracts



A waterfront spec mansion in Boca Raton asking $12 million was the most expensive listing to find a buyer in Palm Beach County last week.

Buyers signed 12 contracts between July 28 and Aug. 3 for luxury properties in Palm Beach County, according to a market report from Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week totaled $78 million in asking volume and averaged 297 days on market. That’s up from $54.3 million in asking volume for nine homes the previous week.

The team’s report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 32 new listings, and a total of 1,002 active listings on the market.

Nine single-family homes and three condos went into contract last week. The condos that found buyers had an average asking price of $4.4 million and spent an average of 352 days on market. The average asking price per square foot works out to $1,447.

Combined, the single-family homes total $63.8 million in asking volume and averaged 205 days on the market. The average asking price equated to $7.1 million. 

The priciest listing to go pending last week was the 7,500-square-foot spec mansion at 651 Golden Harbour Drive in Boca Raton asking $12 million. Records show the seller is developer Marc Elkman with Empire Development. He completed the waterfront home this year. It has six bedrooms, eight bathrooms, one half-bathroom, a pool and a dock, the listing shows.

It hit the market for $12 million in April, Zillow shows. Senada Adžem and Vincent Monteleone with Douglas Elliman had the listing. 

The second-most expensive listing to find a buyer was the 3,200-square-foot house at 224 Atlantic Avenue in Palm Beach asking $10.5 million. Records show the seller is an entity linked to Lloyd McAdams and Heather Baines. The four-bedroom home was built on 0.2 acres in 1984 and has four bathrooms, one half-bathroom, and a pool, records and the listing show. 

It hit the market for $10.9 million in January, according to Zillow. Todd and Frances Peter with Sotheby’s International Realty had the listing.
