Lennar proposes 125 townhomes in south Miami-Dade 


Lennar proposes 125 townhomes in south Miami-Dade County, marking the homebuilding giant’s continued development in the area. 

Miami-based Lennar wants to build the Century Parc Villas North complex on a 10.3-acre site at 35655 Southwest 192nd Avenue in unincorporated Miami-Dade, according to an application filed to the county this month. The site is near the Navy Wells Pineland Preserve. 

The project will consist of three-bedroom and four-bedroom townhouses. The filing doesn’t specify whether the homes will be for rent or for sale. 

Led by co-CEOs Stuart Miller and Jon Jaffe, Lennar bought the site and three other south Miami-Dade lots for a combined $21.8 million in December from an affiliate of Miami-based Treo Group, according to records. In February, Lennar sold the Century Parc Villas North development site to a land bank for $13.6 million. 

Generally, developers have land banks hold properties until they are ready to build, as a way to reduce their financial exposure to the vacant parcels and keep them off their books. 

South Miami-Dade has become a magnet for residential developers, and Lennar has a hefty pipeline in the area. The area is home to a vast supply of vacant developable land that comes at a discount compared with site prices in urban cores. Much of south Miami-Dade is unincorporated and home to the neighborhoods of Goulds, Leisure City, Perrine, Princeton and Naranja. The two incorporated cities are Homestead and Florida City. 

Near Century Parc Villas North, Lennar plans 106 townhouses, including 11 workforce units, on a 10-acre vacant site on the northwest corner of Southwest 338th Street and Southwest 192nd Avenue.

In March, the homebuilder bought three south Miami-Dade development sites for a combined $24.8 million. The properties are Portobello Estates, a 9.4-acre plot at Southeast 18th Avenue and the Florida Turnpike Extension approved for 54 single-family homes; Century Park Villas East, an 8.5-acre property at Northeast First Avenue and Palm Drive proposed for 117 townhouses; and Century Estates Royal, a 6.8-acre site at Southwest 192nd Avenue and Mowry Drive zoned for three single-family homes and 54 residential units in 27 duplex buildings. 

Near Goulds, Lennar wants to build Rodan Estates with 138 homes on a 20-acre site on the southeast corner of Southwest 220th Street and Southwest 133rd Court. In Goulds, the homebuilder plans 54 homes on a 9.2-acre site on the southeast corner of Southwest 212th Street and Southwest 127th Avenue. 

Also in Goulds, Argentine real estate firm RCC Developers wants to build a 25-story, 300-unit Live Local Act tower on the northeast corner of Southwest 214th Street and U.S. 1/South Dixie Highway. The Live Local Act, a state law approved in 2023 and tweaked in the subsequent two years, grants developers property tax exemptions and the right to build bigger buildings if they include affordable and workforce apartments in their projects.
