Bucking the traditional summer slowdown, Palm Beach County saw an uptick in luxury signed contracts last week.
Buyers signed 12 contracts between June 30 and July 6 for luxury properties in Palm Beach County, according to a market report authored by Douglas Elliman’s Eklund-Gomes team. Last week’s homes under contract totaled $60.1 million in asking volume, and averaged 181 days on market. That’s up from seven signed contracts for homes totaling $43.2 million in asking volume the previous week.
The report tracks signed contracts for single-family homes and condos asking $3 million and up in the Beaches MLS. It identified 41 new listings, and a total of 1,061 active listings on the market.
Nine of the properties that went into contract last week were single-family homes, and three were condos. The condos that went pending totaled $13.1 million in asking volume and spent an average of 254 days on market. They had an average asking price of $4.4 million and an average price per square foot of $1,627.
Combined, the single-family homes accounted for $47 million in asking volume and averaged 109 days on market. Asking prices averaged $5.2 million.
The most expensive listing to land a buyer was the 5,400-square-foot waterfront home at 367 Eagle Drive in Jupiter’s gated Admirals Cove. Records show the seller is Dianne Corcia, who bought it in 1995 for $1.4 million. Built that year on half an acre, the home has four bedrooms, five bathrooms, one half-bathroom, a pool and a dock.
She listed it for $8.6 million in January, Zillow shows. Christian Demers and

The second-most expensive listing to go pending was the 4,300-square-foot spec home at 210 Monceaux Road in West Palm Beach. The seller is developer Samuel Blake, whose Blake Development firm is based in Flourtown, Pennsylvania. He and his wife also own another West Palm Beach home, according to records. Blake bought the 0.2-acre spec home property for $2.3 million in January and is building a five-bedroom house with five bathrooms, one half-bathroom and a pool.
