Summer slowdown: Miami weekly condo sales slump to $68M



Miami-Dade County’s condo sales and dollar volume dropped in the second week of June, as the summer slowdown begins. 

Brokers closed 89 condo sales totaling $67.7 million from June 6 to June 14. The previous week, brokers closed 123 condo sales totaling $115.1 million, marking a 41 percent drop in dollar volume.

Last week’s units sold for an average of $760,808, lower than the $935,700 average price from the previous week. The average price per square foot fell to $547 from $581, according to data from Redfin.

For the top 10 sales, prices ranged from $2.1 million to $4.2 million. 

Unit 3504 at Ritz-Carlton Residences, Sunny Isles Beach at 15701 Collins Avenue in Sunny Isles Beach took the top spot with a $4.2 million closing. The sale closed at $2,673 per square foot after 225 days on market.

Luz Bencich with Grand Realty of America had the listing, and Dolores Urdapilleta with Urdapilleta Real Estate brought the buyer.

Unit 1603 at Aston Martin Residences at 300 Biscayne Boulevard Way in Miami closed for the second highest amount, $4.1 million, or $1,324 per square foot after 180 days on market.

Sergio Balinotti and Matias Alem with BRG International had the listing, and Franco Tommasi with the Corcoran Group represented the buyer.
