Newly formed real estate firm GrowIn Group proposes a pair of 32-unit condo buildings in Ojus, marking its first ground-up development projects.
GrowIn –– founded by Jorge Saivay, owner of Miami Gardens-based general contractor Saivay Construction, and industrial engineer Luis Ochoa –– proposes the Lev at Aventura at 2520 Northeast 191st Street and the Eden at Aventura at 2557-2559 Northeast 190st Street in unincorporated Miami-Dade County, according to applications filed to the county last week.
Each building will be 10 stories with 60 parking spaces and rooftop pools. Each will consist of one-bedroom to three-bedroom condos, the filings show. Designed by Gaviria Architects, Lev and Eden are intended to target the surrounding community, with the buildings having Shabbat elevators and at least one of them having a prayer room, Saivay said.
About 25 percent of units, or roughly eight condos, in each building will be workforce housing under a county workforce program that allows bigger buildings as long as some units are at below-market rate costs.
In Miami-Dade, workforce housing generally targets households earning from 60 percent to 140 percent of the area median income.
The county’s annual AMI is $87,200, according to the Florida Housing Finance Corporation. This means that to qualify for a unit designated for an earner of 120 percent of the AMI, a one-person household can make up to $104,160, a two-person household can make up to $118,920 and a three-person household can make up to $133,800.
Saivay and Ochoa officially founded GrowIn, which is based in the same Miami Gardens office as Saivay Construction, last year but have been working on starting their real estate venture, including identifying land and planning projects, since 2023, according to Saivay.
He and Ochoa have years of experience working on residential projects across Florida, prompting them to start their own development firm, Saivay added.
Records show GrowIn paid $1.5 million for the 0.2-acre Lev at Aventura development site in April. The owners of the 0.2-acre Eden at Aventura site are listed as Conroy and Millicent Anderson, according to records.
Ojus, a neighborhood near Aventura and home to a Brightline passenger train station, has caught developers’ eyes in recent years.
Palm Beach Gardens-based RAM Realty Advisors and Miami-based Pinnacle plan the 16-story, 334-units Aventana apartment building with ground-floor commercial space at 19640 West Dixie Highway in Ojus.
In September, entities managed by Jacobo and Fortuna Toledano of Sunny Isles Beach proposed an eight-story, 42-unit multifamily building on the southwest corner of the Florida East Coast Railway tracks and Northeast 206th Street.
