Swire Properties’ Brickell City Centre scored eight tenants.
In the biggest lease, global fashion label Massimo Dutti will open a 6,100-square-foot store at the mixed-use complex in Miami’s Brickell, according to a Brickell City Centre news release. Alo Yoga leased 3,900 square feet; activewear brand Vuori leased 3,200 square feet; Korean activewear brand Hapa Kristin leased 2,300 square feet; and Joe & The Juice and Italian fashion brand Harmont & Blaine each leased 1,400 square feet.
Also, Dior Beauty leased 1,000 square feet, and jewelry brand Mejuri leased 711 square feet, the release says.
The leases follow clothing and accessories retailer Aritzia leasing about 10,000 square feet at Brickell City Centre.
All tenants are expected to open late this year or early next year, according to the release.
Miami-based Swire completed the $1 billion, 4.9 million-square-foot Brickell City Centre at 701 South Miami Avenue in 2016. It consists of retail, two condo buildings, two office buildings and the East Miami hotel. Swire sold portions of the complex in subsequent years and still owns the retail and restaurant space.
SoleFly, Fluffy Fluffy, More | Doral
Codina Partners’ Downtown Doral mixed-use development scored four tenants.
Sneakers boutique SoleFly, founded in Miami in 2010 by Carlos Prieto, will open a 2,800-square-foot store this month, according to a Downtown Doral news release. Fluffy Fluffy, the Canada-born café known for its Japanese-style pancakes, will open a 1,400-square-foot restaurant next month.
At Doral Yard, Downtown Doral’s open-air food and entertainment venue, Venezuelan restaurants Las Arepas de Maria, and Mochima opened. The square footage each restaurant leased wasn’t immediately provided.
Coral Gables-based Codina Partners, led by father-daughter duo Armando Codina and Ana-Marie Codina Barlick, is the developer of the 250-acre Downtown Doral mixed-use project. It includes 40 shops and restaurants; a 150,000-square-foot office district; 5,000 residential units, including condos, single-family homes and townhomes; two charter schools; and the Doral Government Center, according to the release. It is next to a 3-acre park and 14,000-square-foot cultural arts center.
Downtown Doral is at 8333 Northwest 53rd Street in Doral.
Body Hot Pilates | Coral Gables
A Pilates studio will open in Coral Gables.
Body Hot Pilates leased 2,300 square feet at 253 Giralda Avenue, where it will open this year, according to a news release from the tenant’s broker.
Nick Wax and Jared Robins of InHouse Commercial represented Body Hot Pilates. Vicki Freeman of Comras Companies represented the landlord.
The Coral Gables building is part of the Giralda Place mixed-use complex completed in 2019 by Heidi Eckes-Chantre, Kim Tabet and Christopher Brown, according to records.
Chop Steakhouse & Bar, detlev | Miami
CocoWalk, the mixed-use complex in Miami’s Coconut Grove, scored two tenants.
Chop Steakhouse & Bar, led by executive chef Stephen Clark, opened a 10,500-square-foot restaurant, according to a CocoWalk news release. Next, detlev will open in a 1,300-square-foot space this summer.
Other recent CocoWalk leases include homegrown swimwear retailer Montce, which opened a 1,200-square-foot store this year.
North Bethesda, Maryland-based Federal Realty Investment Trust owns the 150,000-square-foot CocoWalk at 3015 Grand Avenue. The firm redeveloped and renovated CocoWalk with Coconut Grove-based Grass River Property and Miami Beach-based Comras Company.
Last year, Federal Realty bought out Grass River and Comras’ ownership stakes in CocoWalk.
Palm Beach Improv, Copper Blues Rock Pub & Kitchen | Wellington
Comedy club Palm Beach Improv and its sister restaurant will open at The Mall at Wellington Green.
Palm Beach Improv and American comfort food eatery Copper Blues Rock Pub & Kitchen leased 13,700 square feet at the mall at 10300 West Forest Hill Boulevard in Wellington, according to a news release from the mall. The comedy club and restaurant will open on the mall’s upper level near CMX Cinemas late this year.
Palm Beach Improv, which over the past 20 years has hosted the likes of Kevin Nealon, Fred Armisen and Steve Treviño, originally opened in the early 2000s at Steve Ross’ CityPlace mixed-use complex in downtown West Palm Beach. The comedy club currently is at the Kravis Center at 701 Okeechobee Boulevard in West Palm.
The Wellington mall has been facing financial woes for years. Owner Starwood Property Trust’s loan backed by the Wellington mall and other malls was transferred to special servicing in 2019 and the lender filed to foreclosure on the Wellington mall debt in 2021, according to Morningstar Credit and records. Syracuse, New York-based Spinoso Real Estate Group oversees the mall as court-appointed receiver.
Sakana Nikkei | Fort Lauderdale
A new Japanese-Peruvian restaurant opened at the Regatta at New River apartment tower on the New River in Fort Lauderdale.
Sakana Nikkei leased a 3,000-square-foot space that seats 150 guests at 400 Southwest First Avenue, according to the tenant’s news release. The restaurant was co-founded by Kiomi Castillo and Rosemary Batzel.
Its Fort Lauderdale outpost is led by executive chef Brandon Bull.
An entity based in Harbor City, California, and led by Baiyan Li owns the 26-story Regatta tower, according to records.
7th Avenue | Miami
A furniture showroom will open at the Quadro Miami Design District condo complex.
7th Avenue leased 1,900 square feet of retail space at the complex at 3900 Biscayne Boulevard in Miami, according to a news release from the landlord’s broker. It’s expected to open by early to mid-September.
Irma Figueroa of Comras Company represented the landlord.
The showroom took over the former Yoga Six space.
Miami-based Alta Developers, led by Raimundo Onetto, developed the 198-unit Quadro with two 12-story buildings. It completed the project in 2019, records show.
Presidente Supermarkets | Hialeah
Presidente Supermarkets opened its fourth grocery store with a cafeteria in Hialeah.
The Hispanic-owned store leased 26,000 square feet at 3750 West 18th Avenue, according to the tenant’s news release. It is Presidente’s 44th store in Florida and the 22nd in Miami-Dade County.
Records show West Palm Beach-based Sterling Organization owns the Hialeah shopping center where Presidente most recently opened.
