A developer proposes a 108-unit multifamily project at a shopping plaza in north Miami-Dade County.
Adell Investments, led by Jorge and Julio Quintana, proposes the five-story HUB Palm Springs North building on the 3.1-acre lot at 17601 and 17775 Northwest 78th Avenue and 7750 Northwest 178th Street in unincorporated Miami-Dade, according to an application filed to the county early this month. The neighborhood is Palm Springs North.
Designed by OA Architecture, HUB will include a 17,300-square-foot gym, 6,600-square-foot day care center and 333 parking spots, the filing shows.
An entity affiliated with Miami Lakes-based Adell has owned the 31,500-square-foot retail center since 2001 when it paid $1.3 million for it, records show. In 2002, the entity transferred the property to Adell for a nominal $0.
The proposal marks continuing redevelopment of retail centers across South Florida. Developers are building apartments on shopping plazas’ parking lots or on big box outparcels at malls, and some are razing retail buildings to replace them with multifamily projects.
Adell’s application doesn’t specify whether HUB will replace the existing plaza or rise next to it.
In Cutler Bay, the Toledano family’s BH Group and Electra America are working on a $1.5 billion mixed-use redevelopment of the former Southland Mall as SouthPlace City Center. The main indoor mall will remain and will be renovated, while about 5,000 residential units, 150 hotel keys and commercial space will be built on the outparcels. The property is at 20505 South Dixie Highway.
Near Miami’s Little Havana, David Martin’s Terra renovated the 350,000-square-foot Centro City Plaza strip mall and completed an adjacent 470-unit apartment complex in three eight-story buildings on the northwest corner of Northwest Seventh Street and Northwest 37th Avenue. Planned future phases will bring the total apartment count to about 1,200.
Also, Kimco Realty plans a pair of 12-story apartment buildings with 630 units, combined, next to the Kohl’s-leased building at 11800 Mills Drive at the Palms at Town & Country retail center in Kendall.
