Urban Network taps Compass to lead sales at Brickell condo-hotel in Miami

Robert Thorne’s Urban Network Capital Group tapped Compass to lead sales for its planned Visions at Brickell Station condo-hotel in Miami.

Thorne’s UNCG also held the groundbreaking on Wednesday to start construction of the eight-story, 110-unit Visions, according to a press release. Condo-hotel unit prices at Visions, planned for 1120 Southwest Third Avenue, start at $501,000, according to the project’s website.

Units will include studios and one-bedrooms, Visions’ website shows. Amenities will include a fitness center, spa facilities, a restaurant and business center. All units will come fully furnished.

The design team includes Miami Lakes-based DTI Architects and Miami-based Concepto Interior Design, according to the release. Marketing materials for the project target English, Spanish and Portuguese speakers.

Thorne bought the 0.3-acre site for $8.5 million in 2023, according to property records.

Thorne announced the project that year as his firm’s first development in South Florida. He founded UNCG in 2019, and the firm now has offices in Coral Gables, Mexico City, Lima and Buenos Aires. Its portfolio of residential projects includes hundreds of planned condos and townhomes in Orlando, as well as the planned Elle Residences Miami. Thorne is partnering with Fernando de Nuñez y Lugones’ Vertical Developments on the 25-story, 180-unit magazine-branded tower in Miami’s Edgewater neighborhood.

Condo-hotels like the planned Visions and Elle projects aim to be popular with investors. Earlier this month, a partnership of German developers announced plans for the Cloud One Hotel & Residences, an eight-story, 85-unit, 214-key condo-hotel in Miami’s Wynwood. Prosper Group and Forte Development have also proposed an 80-story tower in Miami’s Brickell with 100 hotel keys, 250 condos and 48 condo-hotel units.

The mixed-use developments often include units owned by individuals, as well as commercial spaces that can include hotel rooms, restaurants and spa facilities that are typically owned and operated by commercial entities.

The Florida state legislature has been hashing out the balance of power between these individual unit owners and commercial owners, and recently amended its law governing condo-hotels.
