As temperatures rose outdoors last week, surpassing 90 degrees, the number of signed luxury contracts fell.
Still, buyers signed nearly a dozen contracts for pricey deals in Miami-Dade County, led by a waterfront home on Key Biscayne asking $19 million.
Buyers signed 11 contracts between May 12 and May 18, according to last week’s Eklund-Gomes report, which tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent about 108 days on the market, on average.
Twenty-seven luxury listings were added to the market, for a total of 1,312 listings.
The previous week, buyers signed contracts for 16 properties in Miami-Dade, asking a combined $144.2 million.
The asking dollar volume for the six single-family homes and five condos under contract last week totals $88.4 million, according to the report, which is authored by the Douglas Elliman team led by Fredrik Eklund and John Gomes.
The single-family homes that entered into contract last week had an average asking price of $8.6 million and spent an average of 97 days on the market. They totaled $51.4 million in asking dollar volume.
The 5,226-square-foot Key Biscayne home at 510 South Mashta Drive has five bedrooms and seven bathrooms. It’s on the market with Brigitte De Langeron of DLS International Realty. Records show Simon and Claire Mueller own the 0.4-acre property, which includes a gazebo, pool and cabana.
The condos that secured buyers last week had an average asking price of $7.4 million and spent 123 days on the market, on average. They totaled $36.9 million in asking dollar volume, or an average of $2,225 per square foot.
The top condo to enter into contract last week was unit 6823 at Palazzo Della Luna, 6800 Fisher Island Drive. A trust in the names of Christopher and Helen Scatliff own the four-bedroom, four-and-a-half-bathroom condo, which is on the market for $13.9 million. The 4,904-square-foot unit is listed with Jill Eber of The Jills Zeder Group at Coldwell Banker. Christopher Scatliff founded and previously led the Atlanta-based virtual network operator Kore Wireless Group.
Last week in New York, buyers signed contracts for 31 homes, according to the latest Olshan report. Their combined asking price was $829.2 million, and the typical home spent 453 days on the market.
