$18M Perigon Miami Beach condo tops signed contracts in Miami-Dade


A condo asking $18.4 million at Mast Capital’s Perigon Residences in Miami Beach led last week’s signed contracts report.  

Buyers signed 14 contracts for luxury properties in Miami-Dade County between May 19 and May 25, according to last week’s Eklund-Gomes report. The report tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent about 145 days on the market, on average. 

Twenty-six luxury listings were added to the market, for a total of 1,300 listings.

The previous week, buyers signed contracts for 11 properties in Miami-Dade, asking a combined $88.4 million. It was a drop compared to previous weeks. 

The asking dollar volume for the six single-family homes and eight condos under contract last week totals $107.8 million, according to the report, which is authored by the Douglas Elliman team led by Fredrik Eklund and John Gomes. 

The condos that secured buyers last week had an average asking price of $6.9 million and spent 184 days on the market, on average. They totaled $55.2 million in asking dollar volume, or an average of $1,935 per square foot.

Unit 1106 at Perigon Residences, which is under construction at 5333 Collins Avenue, marked the priciest condo to enter into contract. The 4,784-square-foot unit, asking $3,481 per square foot, will have four bedrooms and seven bathrooms. Miami-based Mast Capital is developing the 17-story oceanfront condo project with Starwood Capital Group. The unit will also include 2,334 square feet of terraces. It’s on the market with Douglas Elliman’s Philip Freedman and Diana Garchitorena

The single-family homes that entered into contract last week had an average asking price of $8.8 million and spent an average of 92 days on the market. They totaled $52.6 million in asking dollar volume.

A mid-century modern-style home at 5490 Hammock Drive in Coral Gables topped the list of single-family homes. It’s on the market with Compass agent Audrey Ross, asking $15 million. The two-story, 7,862-square-foot house was built in 2013 and later expanded and renovated. It sits on a 1-acre lot near Matheson Hammock Park. Property records show Conrad Von Peterffy and his wife, Elizabeth Von Peterffy, paid $7.3 million for the home in 2018. Coastal Construction’s Sean Murphy and his wife Elizabeth sold the property to the Peterffys. 

Last week in New York, buyers signed contracts for 55 homes, according to the latest Olshan report. Their combined asking price was $400.6 million, and the typical home spent 543 days on the market.
