BlueWater Marinas beefed up its portfolio with the Boathouse Marine Center in Pompano Beach.
The Charleston, South Carolina-based firm bought the 36,000-square-foot building at 599 South Federal Highway for $16.1 million from Fort Lauderdale-based Roschman Enterprises, according to records and real estate database Vizzda.
BlueWater also purchased fixtures and furniture at the building, as well as Boathouse’s business, consisting of a sales and repair center in addition to boat storage. This means that the total purchase price likely was higher than the $16.1 million reflected on the deed.
The buyer borrowed $12.5 million from First United Bank for the deal, Vizzda records show.
Roschman Enterprises bought the building, completed in 1987, for $2.5 million in 2013, according to property records.
Roschman Enterprises, founded by the late John “Jack” Roschman who started out as a restaurateur, is a real estate development and management firm, according to its website. Jack Roschman’s sons, Jeffrey and Robert Roschman, lead the family business.
BlueWater, founded by Joe H. Miller IV, has a portfolio of marinas that include Port 32 Palm Beach Gardens and Port 32 Fort Lauderdale, according to its website. The company is led by former founders and executives at Atlantic Marina Holdings and Port32 Marinas.
Marinas across Florida have continued to trade at a steady pace. In 2023, Integra Investments paid $29.7 million for the 35-acre Perry Marina with 288 slips at 7005 Shrimp Road in Key West. On the heels of that deal, Andrew Beachler, Kash Patel and Peter Bostrom paid $12 million for the Marina Mar Building at 3100 East Oakland Park Boulevard and an adjacent parking lot in Fort Lauderdale.
In 2022, Jeffrey Soffer’s Fontainebleau Development bought the PowerHouse Marina at 13255 Biscayne Boulevard in North Miami for $10.1 million.
