Venetian Islands mansion in Miami Beach asking $49M tops signed contracts 


Custom app makers Tom and Patricia Kennedy found a buyer for their waterfront Miami Beach mansion asking $48.5 million. 

The pending sale topped last week’s Eklund-Gomes report, which tracks listings of homes and condos asking $4 million and up in Miami-Dade County. Buyers signed a dozen contracts between March 3 and March 9. The report tracks listings of these properties marked in the Multiple Listing Service. 

Forty-six luxury listings were added to the market, for a total of 1,341 listings. 

The asking dollar volume for the seven single-family homes and five condos under contract totals $137.4 million, according to the report, which is authored by the Douglas Elliman star-studded team led by Fredrik Eklund and John Gomes. 

The 9,700-square-foot, six-bedroom and six-and-a-half-bathroom mansion at 55 East San Marino Drive on San Marino Island was under construction when the sellers purchased it. The Kennedys, who founded the Miami Beach-based software firm, Zudy, which was later sold to Jitterbit, paid $21.5 million for the property in 2022. The completed house is on the market with Douglas Elliman’s Dina Goldentayer. 

The single-family homes that entered into contract last week had an average asking price of $13.8 million and spent an average of 64 days on the market. They totaled $96.7 million in asking dollar volume.

The condos that secured buyers last week had an average asking price of $8.1 million and spent 64 days on the market, on average. They totaled $40.7 million in asking dollar volume, or $2,312 per square foot. 

A corner unit at Palazzo Della Luna on Fisher Island was the most expensive to enter into contract last week. Unit 6823 at 6823 Fisher Island Drive, asking $14.8 million, spans 4,904 square feet with four bedrooms and four-and-a-half bathrooms. The condo is on the market with Jill Eber of the Jills Zeder Group at Coldwell Banker. It includes more than 2,400 square feet of terraces and is offered furnished, according to the listing. 

The previous week, buyers signed contracts for 33 properties in Miami-Dade, asking a combined $277.4 million.
Last week in New York, buyers signed contracts for 35 homes, according to the latest Olshan report. Their combined asking price was nearly $252 million, and the typical home spent 668 days on the market.
