Two Ritz-Carlton South Beach condos asking $46M top signed contracts


Two luxury condos at the planned Ritz-Carlton Residences, South Beach asking a combined $46 million secured buyers, topping last week’s signed contracts report. 

Buyers signed 33 contracts for luxury homes and condos asking $4 million and up in Miami-Dade County between Feb. 24 and March 2. The Eklund-Gomes report tracks listings of these properties marked in the Multiple Listing Service. 

Fifty-eight luxury listings were added to the market, for a total of 1,333 listings. 

The asking dollar volume for the 15 single-family homes and 18 condos under contract totals $274.4 million, according to the report, which is authored by the Douglas Elliman star-studded team led by Fredrik Eklund and John Gomes. 

The single-family homes that entered into contract last week had an average asking price of $8.6 million and spent an average of 167 days on the market. They totaled $128.8 million in asking dollar volume.

The top home to find a buyer is the 8,360-square-foot, eight-bedroom and nine-and-a-half-bathroom mansion at 9320 Gallardo Street in Coral Gables. Elliman’s Lourdes Alatriste has the nearly $17 million listing. The 0.6-acre waterfront property, in Old Cutler Bay, was developed in 2007 and includes a 100-foot dock, four-car garage and a home theater, according to the listing. 

The condos that secured buyers last week had an average asking price of $8 million and spent 130 days on the market, on average. They totaled $145.6 million in asking dollar volume.

The top two condos are unit 12A, asking $24 million, and unit 11A, asking $22 million, at the yet-unbuilt Ritz-Carlton South Beach development at 1671 Collins Avenue in Miami Beach. Fredrik Eklund and Pietro Belmonte of the Eklund-Gomes team have the listings. Each condo will have five bedrooms, six bathrooms and one half-bathroom, with 4,481 square feet of interior space. The project is a joint development between Lionstone Development, Flag Luxury Group, and the Ben-Josef Group. 

The previous week, buyers signed contracts for 21 properties in Miami-Dade, asking a combined $184 million.

Last week in New York, buyers signed contracts for 32 homes, according to the latest Olshan report. Their combined asking price was $232.6 million, and the typical home spent 636 days on the market.
