BH3 Management proposes 844 units at its two-tower project in Fort Lauderdale’s Flagler Village, up 38 percent from its previous plan.
Fort Lauderdale-based BH3 raised the number of units from 612 and made both towers 45 stories, rather than one 45-story tower and one 40-story tower, according to the city’s Development Review Committee meeting agenda. As a whole, the project’s overall square footage remains the same, as BH3 added more units but decreased the average unit size. The commercial space also was scaled down to 12,200 square feet from 72,200 square feet.
The Development Review Committee evaluated the new proposal at its meeting on Tuesday. Next, BH3 will incorporate feedback from the committee and the city’s planning department into its site plan, which will be filed to the city, according to a source familiar with the process. City commissioners will have a final say on the changes at a yet unscheduled meeting.
BH3 hasn’t yet decided if the units will be condos or apartments, according to the source.
The DNA project has been in the works since at least 2022. Records show BH3 owns the development site, having paid $23.1 million for it in 2019.
BH3 –– led by co-founders Daniel Lebensohn and Gregory Freedman and executive chairman Eric Edidin –– is a real estate development firm. Its projects include the two-tower, 16-story, 160-unit Privé at Island Estates on an 8-acre island in Aventura.
Developers have seized on downtown Fort Lauderdale, including the Flagler Village area.
In December, BAM Property Development scored approval for a pair of 14-story buildings with 257 apartments, combined, at 650 North Andrews Avenue.
Elsewhere in downtown Fort Lauderdale, developers Steve Hudson and Charlie Ladd plan the 12-story Whitfield boutique project with 81 hotel keys and 17 penthouse condos at 1007 East Las Olas Boulevard. Penthouses start at $15 million.
