South Florida’s residential sales dollar volume surged in January.
Dollar volume reached $4 billion, up 14.3 percent from $3.5 billion in January of 2024. Median prices also rose in January, according to Multiple Listing Service data collected by the Miami Association of Realtors.
Miami-Dade County
In Miami-Dade County, total home sales fell 3 percent, year-over-year, to 1,376 closings. Single-family home sales held even with 643 deals. Condo sales dipped 5 percent to 733 sales.
The median price for single-family homes grew 7 percent to $675,000. For condos, the median price rose 2 percent to $415,000.
Dollar volume in the county reached $1.4 billion. For single-family homes, dollar volume grew 4 percent to $809 million. Condo dollar volume increased 2 percent to $578 million.
Broward County
Broward County total home sales fell 3 percent, year-over-year, to 1,521 deals. For single-family homes, sales jumped 8 percent to 765 closings. Condo sales sank 12 percent to 756 deals.
The median price for single-family homes ballooned 11 percent to $640,000. For condos, the median price dipped 1 percent to $272,000.
Dollar volume in the county totaled $962 million. Single-family dollar volume surged 22 percent to $678 million, and condo dollar volume fell 8 percent to $279 million.
Palm Beach County
In Palm Beach County, total home sales rose 3 percent, year-over-year, to 1,491 deals. Single-family home sales climbed 5 percent to 850 deals, and condo sales increased 1 percent to 641 closings.
For single-family homes, the median price jumped 6 percent to $650,000. The median price for condos grew 2 percent to $330,000.
Dollar volume for the county reached $1.6 billion in January. Single-family dollar volume soared 27 percent to $1.2 billion, and condo dollar volume followed closely behind, increasing 22 percent to $407 million.
