Mint Developers plans $850M Sonesta supertall in downtown Miami 


Mint Developers is teaming up with Sonesta International Hotels on the James Hotel & Residences, a planned supertall in downtown Miami. 

The two companies revealed their plans for the $850 million, 336-unit condo-hotel tower, a block west of Biscayne Boulevard. It will mark the first residential building for the James, one of Sonesta’s brands. 

The 82-story, roughly 1,000-foot tall building could be completed in early 2028, according to a press release. 

Mint Developers is a partnership that includes Hollywood-based AD1 Global, led by Daniel Berman; Miami-based Big Development; and Paz Levy and Eran Danino’s Sunny Isles Beach-based To The Stars. Berman declined to disclose the site address, but said the partners are in contract to close on the property in the next 30 to 40 days. 

Amenities will include a four-story private club, a spa, pools, snow and rain rooms, and restaurants, including a restaurant and lounge on a higher floor. North Miami Beach-based Idea Architects is designing the project, Berman said. 

The units will be delivered fully furnished. Sales are expected to launch by the second quarter of this year, according to the release. Berman said the development team hired Douglas Elliman to lead sales. Units will range from studios to four-bedroom condos. 

Berman expects about 60 percent of the units will be part of a hotel leaseback project. 

Sonesta manages about 10 hotels in South Florida, including the Nautilus Sonesta Miami Beach and Z Ocean Hotel in South Beach. It previously held the brand agreement for what is now the Arya Hotel and Suites Coconut Grove, a condo-hotel in Miami, and the Sonesta Beach Resort in Key Biscayne, which is now the luxury condo Oceana Key Biscayne. 

The James supertall downtown will add to dozens of branded condo and condo-hotel projects in the pipeline in South Florida. Developers have branched out beyond hospitality brands and are now working with automotive, clothing, wellness and other brands. 

A handful of supertalls are planned in Greater Downtown Miami. The first, the 1,049-foot Waldorf Astoria Hotel & Residences, is under construction. PMG is partnering on the project with the private equity firm Greybrook, Mohari Hospitality, S2 Hospitality and Hilton. 

Last week, Swire terminated its plan for the 1,000-foot One Brickell City Centre office supertall it planned to build with developer Steve Ross. Swire tapped CBRE to put the site at 700 Brickell Avenue and 799 Brickell Plaza in Miami on the market. 

Billionaire hedge fund manager Ken Griffin plans a 1,039-foot bayfront high-rise in Brickell that will include office space, a hotel, fine dining restaurants, a health spa and more. The building will also house the headquarters for Griffin’s Citadel and Citadel Securities.

The tallest completed tower in the state is the 900-foot Panorama Tower nearby in Brickell. The Hollo family’s Florida East Coast Realty completed the mixed-use building in 2018. It includes rental apartments, a hotel and commercial space.
